Associate Director - Asset Engineer role with CBRE UK. The candidate will join an expanding Asset Engineering Consultancy team, focusing on M&E Asset Engineering including Technical Due Diligence, Dilapidations, M&E Audits, Condition Surveys, PPM/Life Cycle Costing for Commercial, Industrial & Leisure sectors. This is a full-time permanent position suitable for a client-facing Senior Mechanical Engineer with technical asset management skills. The individual must have excellent verbal and written communication, be a good team player, reliable, flexible and proactive, and able to work under pressure to tight deadlines and adapt to changing client and market requirements.
Key Responsibilities
* Assist in the successful implementation and delivery of professional building services engineering within the Birmingham Asset Engineering Consultancy through a varied range of building services instructions.
* Manage client and project teams to deliver high-quality, timely building services instructions profitably.
* Deliver instructions (surveys & reports) from inception to completion with minimal supervision to meet project objectives in line with company policies.
* Comply with CBRE's policies and management system; work in accordance with Quality Management Procedures.
* Contribute to the department's business plan and revenue targets.
* Prepare surveys and reports, including reviews of maintenance performance, through auditing and follow-up meetings.
* Provide ongoing technical and operational advice to Property and Facility managers; advise on condition, pre-planned maintenance, repair and refurbishment options.
* Comment on statutory requirements related to building engineering services; analyse and report on maintenance contractors' performance and costs.
* Chair periodic maintenance contract review meetings; procure, manage and monitor planned maintenance of building engineering services.
* Conduct technical due diligence reviews for purchasers and occupiers, coordinating wider specialist consultancy reports.
* Develop client relationships with existing customers and explore opportunities for future business; lifecycle inspections and reporting for M&E plant.
* Prepare Schedule of Dilapidations and support the Building Surveying team in negotiating on behalf of Landlord or Tenant; prepare dilapidation provisional reports.
* Prepare performance specification documentation, run tender processes and administer refurbishment projects.
* Business Development: develop client relationships and identify new opportunities for the Asset Engineering Consultancy.
Qualifications & Skills
* Experienced Building Services professional with technical asset management skills; understanding of design preferred but not essential.
* Ideally hold a relevant Mechanical or Building Services Engineering degree; Chartered status or working towards is desirable.
* Ability to work collaboratively across disciplines.
* Excellent knowledge of Electrical and Mechanical building services systems.
* Experience in Net Zero and Low Carbon buildings and systems.
* Strong analytical, numerical and problem-solving skills.
* Highly developed communication skills; confident in networking with clients.
* Resilient, adaptable, enthusiastic, with a willingness to learn and diversify.
* Clean driving licence and willingness to travel within the UK & Europe; eligible to work in the UK.
