Lettings Manager
to take ownership of the tenant journey, from first enquiry to move-out.
This is a hands-on role for someone who loves property, people, and problem-solving.
Purpose of the Role
As Lettings Manager, you'll play a key role in keeping our portfolio running smoothly and profitably. You'll manage the full tenant journey, ensuring quick lettings, minimal arrears and voids, and a consistently high level of tenant satisfaction that supports Zzleep's continued growth.
Key Responsibilities
Tenant Enquiries & Lettings
* Manage incoming leads from marketing channels and convert applicants into signed tenancies.
* Conduct property viewings and promote the Zzleep brand.
* Oversee referencing, deposit, and first rent payments in line with DPS rules.
* Provide details to Admin for issuing tenancy agreements.
Tenant Onboarding & Management
* Conduct check-ins, ensuring tenants feel welcome and property standards are explained.
* Act as first point of contact for tenancy queries, notices, or disputes.
* Keep accurate communication logs in CRM/Arthur.
Rent Collection & Arrears
* Monitor rent payments via Arthur.
* Chase arrears directly and escalate persistent cases to Head of Operations.
Inspections & Renewals
* Carry out mid-tenancy and end-of-tenancy inspections with photo/video records.
* Complete inventories, check-ins and check-outs.
* Recommend rent reviews and renewals to Head of Operations, issuing paperwork once approved.
Maintenance Coordination
* Log and track maintenance requests in Arthur.
* Liaise with contractors to ensure works are completed satisfactorily.
* Approve invoices up to agreed thresholds, escalating larger spend.
Key Relationships
* Head of Operations – compliance oversight, renewals, escalated disputes, lead generation and advertising
* Finance Manager – reconciliations, arrears reporting, deposit/rent handover
* Contractors – maintenance coordination
Skills & Experience
* Previous lettings experience (HMO/shared accommodation desirable)
* Strong sales and negotiation skills with ability to close lettings quickly
* Knowledge of tenancy agreements, deposit protection, and referencing
* Excellent communication and customer service skills
* Organised with strong diary and record management
* Local area knowledge (Tunbridge Wells / Tonbridge / Sevenoaks a plus)
* Full UK driving licence & own vehicle
Performance Indicators
* High occupancy and quick turnaround of rooms
* Arrears kept within agreed thresholds
* Positive tenant feedback and low complaint levels
* Compliance tasks and inspections completed on time
* Smooth handover of tenancy details to Admin & Finance
