As a Workplace Health & Safety Real Estate Due Diligence & Remediation Manager, you will be responsible for partnering with various stakeholders and teams around the world to support real estate transactions. You will perform transaction-related due diligence, scope and manage remediation projects, develop Amazon standards and policies, and implement and execute the requirements of the program. In this role, you will assist in managing these programs at the corporate level and ensure that risks and liabilities are appropriately evaluated and mitigated as part of our transactions.

To be successful in this role, you will possess exceptional organizational and communication skills, able to send clear, concise, and consistent messages both verbally and in writing. You should have site assessment and investigation program knowledge, understand the regulatory environment, and demonstrate this expertise when working with internal and external teams.


Key job responsibilities

1. Provide a single point of contact to transaction teams to support them in understanding and executing Amazon’s due diligence program.
2. Complete reviews of due diligence-related information including Phase I and Phase II Environmental Site Assessments, historical reports, regulatory agency assessments, health-risk assessments, and vapor mitigation plans.
3. Evaluate and investigate potential exposure risks from building materials or property conditions including asbestos containing materials, lead-based paint, and vapor intrusion.
4. Scope and manage phase II site investigations.
5. Perform Vapor Intrusion Screenings and Health Risk Assessments.
6. Provide support and training to teams and partners to increase knowledge and efficiency.
7. Draft mitigation plans for contamination during renovation activities.
8. Liaise with Real Estate, Legal, Construction, and Launch teams regarding mitigation and oversight to enable business use of contaminated sites.
9. Review and provide feedback on work performed by contractors, developers, and consultants.
10. Assist legal teams with drafting protective language concerning hazardous materials and contamination.
11. Represent Amazon with property owners, consultants, and legal advisors to maintain professional relationships.
12. Prioritize and lead multiple projects concurrently.
13. Demonstrate ability to collaborate with diverse stakeholders and manage high-volume workloads.
14. Possess a Bachelor’s Degree in Geology, Environmental Science, Chemistry, Chemical or Environmental Engineering, or related field.
15. Extensive experience as an environmental technical resource, program specialist, or project manager.
16. Knowledge of ASTM Phase I standards and environmental protocols, with interest in transactions.
17. Experience in developing standards, policies, and programs within dynamic organizations.
18. Strong interpersonal, organizational, analytical, and problem-solving skills.
19. Excellent written and verbal communication skills.
20. Fluency in additional languages is a bonus.
