Overview

We’re looking for a Building Manager to oversee the smooth operation of a mobilising residential development, ensuring a high-quality living environment for residents while maintaining the property to the highest standards. Location: London, SW11. Salary: £65,000. Hours: Monday to Friday, 40 hours. This position is expected to start from December 2025.


Responsibilities

* Managing and supporting site-based staff.
* Overseeing planned and reactive maintenance, including contractor management.
* Ensuring communal areas are impeccably maintained and presented.
* Delivering outstanding customer service to residents and visitors.
* Building Management: conduct regular inspections of communal areas, ensuring cleanliness, functionality, and safety.
* Manage contractors, approve and assess maintenance work, and ensure compliance with safety protocols.
* Coordinate planned maintenance, ensuring timely execution to required standards.
* Manage stock levels for day-to-day items and facilitate meter readings for communal utilities.
* Conduct system tests, including emergency lighting, fire alarms, and lift emergency lines.
* Handle refuse management, ensuring cleanliness and accessibility of bin stores.
* Monitor parking compliance and address related issues.
* Provide input for budgets, residents’ meetings, and communication with directors.
* Maintenance & Repairs: arrange and follow up on reactive and planned maintenance; carry out minor repairs (e.g., replacing bulbs, adjusting doors).
* Coordinate and follow up on emergency repairs.
* Resident Services: manage front-of-house services including parcel and key handling; issue licences for pets, alterations, and subletting; welcome new residents and enforce house rules; oversee move-ins/outs to minimise disruption.
* Team Management: lead, mentor, and support on-site staff; manage rotas, holidays, and appraisals; enforce policies and procedures.


Qualifications & Experience

* Proven experience managing prestigious residential developments or similar environments (e.g., hospitality or armed forces).
* Strong leadership skills with experience mentoring and developing teams.
* Contractor management experience, including assessing and approving works.
* Financial management experience (desirable).


Skills

* Exceptional time management and task prioritisation.
* Outstanding communication skills, both written and verbal.
* Proficient in Microsoft Office (Excel, Word, Outlook).
