Our client are a recognised main contractor who require a Project Manager for a traditional build later living scheme in Epsom.
The role will involve being number one on site reporting to visiting contracts manager. Including manging of all other site staff. The successful candidate will be required to have previous experience working on large scale residential schemes with labour levels more than 400 and 30-40 Subcontractors at peak. Strong personality to challenge supply chain and staff members to ensure the successful running of the programme.
Requirements
* Able to plan works, complete look a heads and ensure materials/labour are in hand.
* Manage staff ensuring all other members of staff know their roles and are carrying out their tasks in accordance with Programme.
* Input in sub-contractor packages and scopes of works to ensure all items have been included.
* Excellent written and verbal communication skills at all levels
* Strong attention to detail and accuracy
* Ability to work to tight deadlines and achieve targets
* Proficient using Microsoft Office Word, Outlook, Excel, Procore
* Confident in leading & chairing meetings including writing effective meeting minutes.
* Confidence in dealing with client team.
* Commercial awareness.
* Autonomy to hire and remove staff as required.
Actions
* Liaise with the client and their management team on all aspects of the project to ensure RFI’s etc are being responded to in a timely manner.
* Compiling information required to discharge applicable planning conditions.
* Working with the design manager to ensure the compliance trackers are being addressed and conditions discharged in a timely manner.
* Compile monthly client report and appendices ahead of monthly client meetings.
* Internal progress report to be updated and reviewed fortnightly.
* Ensure design is being completed in time to align with the programme and lead times and input to design co ordination meetings.
* Review and sign-off of site diaries
* Dropline & review programme to provide lookahead.
* Sit with other site members to deal with day-day site issues/settle disputes
* Liaise with commercial & design team to ensure all necessary design information is available to allow subcontractors to complete their works.
* Liaise with site H&S officer to ensure site rules are being adhered to on site and site teams are maintaining a good level of safety & housekeeping on site
* Ensure site team are keeping daily records.
* Carry out weekly review of Procore to ensure site inspections are being carried out to a high standard.
* Liaise with Q&E manager to set-out site inspection forms and general running of QA for the whole site.
* Liaise and oversee temp works co-ordinator.
* Site inspection walkaround for Building Control, Warranty provider and Clerk of Works.
* Review and approve timesheets.
* Oversee logistics incl site setup/changes
