Job Title: Assistant Quantity Surveyor (AQS) - Social Housing
Location: East London
Contract Type: Full-time | Permanent
Salary: £35,000
We are currently working with a respected housing provider in East London seeking to appoint a motivated and detail-oriented Assistant Quantity Surveyor to support the delivery of refurbishment, maintenance, and regeneration programmes across its residential portfolio.
This is an ideal role for a developing QS professional with some experience in housing or construction, who is looking to take the next step in their career under the guidance of a knowledgeable and supportive commercial team.
Role Overview:
As an Assistant Quantity Surveyor, you will support the commercial and cost management aspects of multiple projects within planned and reactive maintenance frameworks. You'll work closely with senior surveyors, project managers, contractors, and finance teams to ensure works are delivered on time, on budget, and in line with contract requirements.
Key Responsibilities:
1. Assist in the preparation of cost estimates, budgets, and tender documentation for repair and improvement works.
2. Monitor and manage project costs, valuations, variations, and payments.
3. Support contract administration under JCT and NEC forms of contract.
4. Liaise with contractors and internal teams to track works progress and resolve commercial queries.
5. Prepare and maintain accurate records, cost reports, and financial forecasts.
6. Conduct site visits and assist in preparing interim and final accounts.
Candidate Profile:
7. Minimum 1-2 years' experience in a quantity surveying or commercial support role within construction, housing, or property maintenance.
8. HNC, HND, or Degree in Quantity Surveying or a related discipline (or working toward).
9. Familiarity with contract management, cost control, and standard forms of contract.
10. Good commercial awareness, attention to detail, and numerical skills.
11. Strong communication skills and a collaborative approach to working with internal and external stakeholders.
12. IT proficient (Excel, MS Office, and ideally QS software platforms).
