About the Role
The Property Acquisitions Team is responsible for acquiring properties for portfolios to ensure we are able to meet service user demand for our central and local government contracts. As an Acquisitions Progressor, you will be responsible for managing the governance and conveyancing of properties for the portfolios, meeting the required standard, within budget and prescribed timeframes, ensuring the robust governance and legal processes are adhered to.
You'll be required to:
1. Meet performance outcomes and targets specific to the schemes
2. Ensure good quality properties are acquired that meet the relevant standards and have the relevant documentations before contracts are signed
3. Ensure property purchases are progressed to completion efficiently and coordinate capital works so properties are ready to let within agreed timescales
4. Ensure effective liaison and relationship building with agents, developers, solicitors, agencies and other potential sellers to maximise the property pipeline Positive working relationships with colleagues, customers and external agencies
5. Developing and implementing new administrative systems, such as record management to ensure the processes evolve when required to maximise efficiency
Role Criteria
6. Understanding of solicitor packs
7. Comfortable making decisions – going up the chain to get decisions
8. Strong understanding of residential conveyancing processes and legislation
9. Interpersonal skills with ability to build relationships and manage third party suppliers, with the capability to influence and performance manage.
10. Excellent Knowledge of Microsoft (Word, Excel)
11. Managing and adhering to process, ability to monitor and track progression against targets
12. Excellent team building skills
13. Experience in property sales / industry, ideally within a sales / lettings progression role.
14. Ability to work well under pressure
15. Excellent organisational skills
16. Excellent written and verbal communication skills
