Position: Asset Manager Salary: Up to £38,000 plus bonus benefits Location: Warwickshire This is an exciting opportunity for an Asset Manager to join an ISO certificated company active in real estate investment, development and construction, as well as asset management of portfolios for both itself and commercial partners. The primary function of the Asset Manager is centred around adeptly managing relationships with asset occupiers to sustain, grow, and mitigate risk to the income stream the Group's property portfolio generates. The Asset Manager plays a crucial role in supporting the Asset Director in the implementation and delivery of agreed-upon asset management strategies, focusing on maximizing the performance of the Group's portfolio of commercial property assets. The role focuses on managing occupier relationships to maintain, grow and mitigate risk to income generation derived from rent. About you RICS accredited degree or masters in property related discipline. Experience negotiating lease agreements with prospective tenants, considering risk evaluation and financial implications. Skill in managing relationships with asset occupiers. Capability to effectively market vacant spaces and engage with agents. Understanding of legal aspects related to landlord and tenant matters, including lease agreements, property laws, and contractual obligations. Capability to analyse data for reporting purposes. Effective communication skills are essential for engaging with stakeholders, negotiating agreements, and ensuring compliance with contractual obligations. Diligence in ensuring that all matters related to landlord and tenant relationships occur during the property lifecycle, with attention to detail to avoid errors and discrepancies. About the role Lead all landlord and tenant matters associated with the proper management of assets owned or managed by the organisation as directed by Leadership Team. Diligently ensuring all that all matters relating to the management of landlord and tenant relationships occur during the property lifecycle. Marketing vacant spaces: Lead on engagement with agents, effectively communicating expectations, restrictions and aspirations in line with defined asset management strategies. Engagement with prospective tenants Leading efforts to negotiate new leases whilst seeking appropriate approval for recommendations having conducted appropriate levels of risk evaluation. Engage and collaborate with legal advisors where necessary at all stages of the property lifecycle to in a timely manner to facilitate their delivery of instruction. Collaborate with the Property Manager to ensure properties and estates are managed in a manner that is conducive to the successful implementation of asset management strategies. Lead communications with asset occupiers to ensure that both parties adhere to contractual obligations. Proactively monitor upcoming events, including rent reviews, lease renewals, and break clauses. Exit strategies are formulated for when tenants' leases come to expire/terminate to ensure a minimal period of void occupation and agreeable dilapidation settlements are reached.
