Pre-Construction Manager – Passive Fire

Responsibilities
* Lead pre‑construction activities for multiple PFP projects, including feasibility studies, risk assessments, and programme planning.
* Review design proposals, technical specifications, and fire risk assessments to ensure compliance with fire safety regulations (BS EN 1634, BS 8214, BS 9999).
* Collaborate with clients, architects, engineers, and contractors to optimise design solutions and identify value engineering opportunities.
* Develop detailed cost estimates, budgets, and resource plans, ensuring financial viability and value for money.
* Prepare pre‑construction documentation, including Method Statements, PQPs, ITPs, and compliance matrices for Gateway Three readiness.
* Evaluate subcontractor and supplier proposals, ensuring materials and products are accredited and suitable for the project.
* Identify potential risks and propose mitigation strategies to minimise project delays, defects, or cost overruns.
* Support bid preparation and tender responses, providing technical input, cost advice, and programme planning.
* Maintain strong communication with internal teams and clients, acting as the key point of contact during the pre‑construction phase.
* Keep up to date with legislation, industry standards, and best practice in passive fire protection.
Qualifications and Experience
* Proven experience in pre‑construction or estimating roles within fire protection, construction or fire & security industries.
* Strong knowledge of fire doors, fire stopping, compartmentation, and containment systems.
* Experience preparing budgets, cost plans, and pre‑construction documentation for projects (£2‑5 million).
* Excellent communication, leadership, and organisational skills.
* Commercially astute, with the ability to identify cost efficiencies and manage budgets effectively.
* Strong stakeholder‑management skills, including clients, design teams, and subcontractors.
* Proficient in project management software and digital quality management systems.
* Full UK driving licence.
