Description
A Stock Condition Surveyor inspects residential properties to assess their structural condition, component lifecycles, and compliance with housing standards. They collect and analyse data to help landlords plan maintenance, repairs, and long-term investment programmes. Our client is an Arm's Length Management Organisation (ALMO) that manages and maintains social housing. It provides housing management, repairs, neighbourhood services, and support programmes to help residents sustain their tenancies and improve local communities.
Responsibilities
* Carry out inspections of residential properties
* Assess the condition of building components (roof, walls, kitchens, bathrooms, etc.)
* Identify defects, damage, and health & safety risks
* Record accurate survey data using handheld devices or software
* Estimate remaining lifespan of components
* Recommend repairs, replacements, or planned works
* Ensure properties meet housing standards and compliance requirements
* Liaise with tenants and housing staff during surveys
* Support asset management and investment planning decisions
Profile
The ideal candidate is detail-oriented, organised, and confident in carrying out property inspections independently. They have strong technical knowledge of residential buildings, communicate clearly with tenants and colleagues, and can accurately record and analyse data to support maintenance and investment decisions.

Qualifications
* Experience carrying out stock condition surveys within social housing
* Experience inspecting occupied and void residential properties
* Ability to identify structural defects, disrepair, and compliance issues
* Experience assessing component lifecycles (roofing, kitchens, bathrooms, M&E, etc.)
* Familiarity with planned maintenance and capital works programmes
* Experience using handheld surveying devices and asset management software
