There is an exciting opportunity to join Bellway, one of the UK’s largest house builders. Our Thames Valley division is looking to recruit an Assistant Site Manager to join the Division’s Construction team. This role will be located on our Alexander Park site, Hope Grants Road, Aldershot, GU11 4BE.


The Role

The role of Assistant Site Manager reports to the Construction Manager and assists with the responsibility for managing all aspects of a construction development site, ensuring the provision of safe, efficient and cost-effective works at all times, while maintaining the highest quality of work and customer service within the given timescales.


Responsibilities

* Support the Site Manager with the day-to-day running of the development and provide clear direction to those working on the construction site regarding their responsibilities and targets.
* Assist with management and implementation of health and safety procedures, working closely with Bellway Health and Safety Managers to ensure that all aspects of health and safety are followed and adhered to.
* Motivate, support and manage directly employed site staff, providing toolbox talks, training, coaching, and support as required to improve performance.
* Ensure site presentation is maintained to the correct standard at all times.
* Support the Site Manager to deliver all aspects of production requirements in strict accordance with relevant technical and planning documentation and any subsequent instructions from time to time.
* Fully conform to building regulations and warranty providers’ requirements (NHBC, LABC Services).
* Assist the Site Manager with producing accurate production/progress returns and ensure they are updated and sent to the Construction Manager and/or Construction Director as requested.
* Assist the Site Manager in undertaking company-directed quality control procedures and inspections at the correct timings, and rectify any defects to avoid additional cost, time delays or compromise in final quality.
* Assist the Site Manager in monitoring and controlling the cost of production, and approving payment to contractors and trades where appropriate.
* Ensure that adequate site records are maintained including Site Manager reports, labour requirements, plant, materials, site inductions and health and safety records.
* Thoroughly inspect and ensure any remedial work is completed in advance of each NHBC key stage inspection.
* Work with sales through regular sales/build meetings to ensure a smooth and controlled delivery of homes for customers.
* Carry out New Home demonstrations and other customer tours in line with the company’s customer-first procedures to demonstrate the home, answer questions, and rectify issues before Legal Completion.
* Be responsible for delivering excellent customer service to customers in line with company customer-first guidelines.
* Accept responsibility for such duties and responsibilities as the Site Manager may determine; in particular, deputise for the Site Manager when required.


Experience, Qualifications and Skills

* Experience of working as an Assistant Site Manager with a high-volume residential house builder.
* Experience of effectively managing teams.
* Up-to-date knowledge of health and safety, building legislation and current NHBC standards.


Qualifications and Training

* GCSE Maths and English – Grade C/4 or above (or equivalent).
* Valid CSCS card at Site Manager level (or equivalent).
* Valid SMSTS certificate.
* Valid First Aid certificate.
* Construction Management – HNC Level 4, HND Level 5 or NVQ Level 6 is desirable.
* Valid Scaffold Appreciation certificate is desirable.
* Valid LOLER certificate is desirable.

* Ability to recognise problems and resolve them quickly and effectively.

* Ability to problem solve and delegate effectively.
* Proficient IT skills with a good working knowledge of Microsoft Office (Word, Excel, Outlook) and the ability to adapt to new systems.

The Role and Working Conditions

* Willing to be flexible in respect to day-to-day duties and hours worked.
* Working outside in all weathers.
* Ability to travel to development sites, including the divisional office.
