About the Role:
We are seeking an experienced, proactive Building Manager to oversee the day-to-day operations of a flagship commercial property in the heart of the city. This role is responsible for ensuring the building operates safely, efficiently, and to the highest standard of service for tenants and visitors. The ideal candidate will have strong leadership capabilities, excellent communication skills, and a hands-on approach to managing building operations.

Key Responsibilities:
* Oversee all aspects of building operations, including maintenance, security, cleaning, and tenant services.
* Act as the primary point of contact for tenants, delivering a responsive and professional service.
* Manage service contracts and coordinate external contractors and suppliers.
* Conduct regular inspections of the property to ensure safety, compliance, and operational efficiency.
* Develop and manage annual operational budgets; monitor expenditure and identify cost-saving opportunities.
* Ensure compliance with all statutory regulations, health & safety requirements, and building codes.
* Coordinate planned preventative maintenance and respond promptly to emergency repairs.
* Manage building access control, security systems, and emergency procedures.
* Lead and support on-site staff, providing direction, training, and performance management where necessary.
* Prepare reports for senior management and contribute to long-term asset planning.
Skills & Experience Required:
* Proven experience as a Building Manager, or similar role within commercial real estate.
* Strong knowledge of building systems, maintenance processes, and compliance requirements.
* Excellent organisational, leadership, and communication skills.
* Ability to manage budgets, service agreements, and multiple concurrent tasks.
* Relevant professional certifications (e.g., IOSH, NEBOSH, IWFM) are highly desirable.
