Role Overview
We need an experienced surveyor to lead the acquisition of new restaurants, predominantly drive‑throughs in the north. The role covers both freehold and leasehold sites, with flexible location but strong regional knowledge and regular travel required for site visits and meetings.
Responsibilities
* Deliver new restaurant openings and future pipeline sites within the allotted region in a timely manner, on budget, and in line with expected sales and ROI.
* Ensure acceptable deal terms, planning permissions and conditions; optimise site development and selection processes.
* Maintain quality control standards for real‑estate transactions (cost, deliverability, time, location, economics, market needs, planning, deal quality).
* Secure the best location and value for all acquisitions.
* Communicate and implement corporate policies and procedures; promote a professional image of the department.
* Provide and present reports to senior executives for site approval.
* Research the local property market, develop contacts with key agents, developers and local authorities to identify opportunities.
* Secure operational support, negotiate favourable acquisition terms, and agree sales levels with operations and finance.
* Liaise with project managers and architects to ensure optimal design and costs.
* Prepare financial appraisals and full business cases for all proposals.
* Prepare and present acquisition papers for senior executive approval.
* Negotiate contracts in line with best practice, securing sites without compromising quality and with maximum flexibility on timings.
* Work with project managers and planning consultants to secure planning consent and agreements.
* Ensure timely handover of sites to project managers and legal/statutory progress to opening.
* Complete outstanding planning and contractual matters before handover to the estate manager.
* Review post‑completion project performance with Head of Acquisitions, VP Development and VP Finance to improve future schemes.
* Monitor competitor activity in the market and apply learnings to site sourcing.
* Build confidence and credibility internally and externally, creating an extensive network.
Qualifications
* Consistent track record in acquisitions and/or development.
* Chartered Surveyor (General Practice) with at least 2 years relevant post‑qualification experience (preferred).
* Broad knowledge of landlord/tenant, planning, property and contract law, procurement, finance, construction, and the acquisition and development process.
* Proactive problem‑solving approach with strategic thinking to make sound judgments.
* Excellent communication skills at all levels.
* Strong negotiation skills.
* Strong market knowledge, including competitor activity, deals and market planning.
* Strong network of contacts in the property environment.
* Strong commercial and operational knowledge.
* Team player with passion for leading.
* Pragmatic, able to work under pressure and prioritise effectively.
