Our client is a boutique property company focusing on the development and management of luxury properties. They oversee a prestigious portfolio of residential properties in Prime Central London, including Knightsbridge, South Kensington, and Belgravia. Managing circa 35 units, they offer a personalized, high-standard service to high-net-worth individuals (HNWI).
The Role
Seeking a highly experienced and proactive Property Manager to lead the department as the sole property manager, reporting directly to the CEO. This role is a replacement for someone ready to take full control of a premium residential portfolio, ensuring operational excellence and a client-focused approach. Regular property visits and out-of-hours emergency response are required.
Key Responsibilities
* Oversee marketing of properties and instruct sub-agents
* Coordinate with agents regarding offers and prospective tenants
* Review and assess tenant referencing
* Conduct regular property inspections to ensure presentation standards
* Manage statutory requirements and safety compliance
* Coordinate block cleaning and maintenance schedules
* Maintain tenant relationships and resolve issues
* Manage check-in/check-out processes with inventory clerks
* Organize end-of-tenancy works
* Handle deposits
* Ensure legal property and tenant requirements are met
* Prepare and manage property budgets and financial reports
* Oversee ongoing block and building management
* Carry out tenancy renewals
Requirements
* Minimum 7 years of residential property management experience in central London
* Strong understanding of lettings and management compliance
* Experience working with HNWIs in high-expectation environments
* ARLA qualification or working towards it (preferred)
* Experience with property management software (Arthur experience a plus, not required)
