Disrepair Surveyor - Social Housing

About the Role
We're currently recruiting for an experienced Disrepair Surveyor to join a well-established social housing provider based in Bedfordshire. This is an excellent opportunity for a seasoned professional with a strong background in housing disrepair, diagnostics, and defect management to make an immediate impact in a fast-paced environment.
You'll be responsible for managing a caseload of disrepair and complex repair cases, ensuring all works are inspected, specified, and delivered to the highest standards - on time, within budget, and in line with legislative and contractual requirements.
This role offers flexible, hybrid working, with site inspections across Bedfordshire and remote reporting as needed.
Key Responsibilities
Carry out comprehensive surveys on reported disrepair cases and complex property defects across the social housing stock.
Prepare detailed reports, including scope of works, photographic evidence, and cost estimates.
Provide expert technical advice on housing disrepair matters, ensuring compliance with Section 11 Landlord & Tenant Act, HHSRS, and relevant housing legislation.
Liaise with legal teams, contractors, and residents to ensure prompt and fair resolution of disrepair claims.
Monitor the progress and quality of remedial works, ensuring all repairs meet required standards and timescales.
Identify recurring issues and recommend preventative maintenance strategies.
Attend court or expert witness meetings as required to support disrepair case management.
Key Requirements
Proven track record as a Disrepair Surveyor, Building Surveyor, or Maintenance Surveyor within the social housing sector.
In-depth knowledge of housing disrepair legislation, property defects, and repair diagnostics.
Strong experience preparing detailed technical reports and schedules of work.
Excellent communication and negotiation skills, with a customer-focused approach.
Ability to manage workload independently and deliver results under pressure.
Full UK driving licence and access to a vehicle (expenses paid).
Professional qualifications such as HNC/HND in Building Surveying, RICS membership, or equivalent experience are desirable.
