Job Title: House Manager

Job Summary
The House Manager is responsible for overseeing the day-to-day operations of designated properties within D2 PropCo's portfolio in Flintshire/Liverpool. This includes ensuring the safety, well-being, and satisfaction of clients, maintaining property standards, preparing rooms for new tenants, and being available for on-call responsibilities as part of a rotating roster. The role requires excellent organizational, communication, and problem-solving skills to support a high standard of living for clients.
Key Responsibilities
Client Support:
Act as the first point of contact for clients during working hours.
Address and resolve client inquiries, complaints, and concerns in a timely and professional manner.
Identify potential issues with clients and report these to ensure early interventions by relevant professionals.
Ensure clients have access to services and support as needed.
Property Management:
Conduct regular inspections to ensure properties meet safety, cleanliness, and maintenance standards.
Oversee weekly cleaning schedules for communal areas in shared properties.
Monitor and report on property conditions, arranging necessary repairs and maintenance.
Prepare rooms for new tenants by ensuring they are clean, safe, and fully equipped.
Compliance and Safety:
Ensure properties comply with health, safety, and legal requirements, including fire safety and annual certifications (e.g., gas safety and PAT testing).
Monitor CCTV systems where applicable and liaise with councils regarding reporting.
On-Call Responsibilities:
Participate in an on-call rota to address emergencies and urgent client needs outside standard working hours.
Provide property access through key safes for out-of-hours teams if required.
Liaison with External Stakeholders:
Maintain clear communication with local councils and other relevant authorities, providing regular updates and reports as required.
Ensure respectful and professional interactions with external partners to balance client privacy and operational transparency.
Administrative Duties:
Maintain accurate records of property visits, incidents, and maintenance requests.
Submit daily or weekly reports as required by D2 PropCo policies or external partners.
Key Skills and Qualifications
Essential:
Strong communication and interpersonal skills.
Ability to work independently and make decisions under pressure.
Good organizational skills with attention to detail.
Understanding of safeguarding and confidentiality principles.
Desirable:
Knowledge of housing regulations and compliance standards.
Experience in property management or a similar role.
Experience working in a social housing or community-based setting
First Aid or Health & Safety certifications.
Working Hours:
Standard working hours with participation in the on-call rota to address emergencies.
