Maintenance OfficerLocation: BelfastContract: Full-time, 5 days, working hours TBCA great opportunity has arisen for a dedicated Maintenance Officer to join a public‑sector facilities team supporting a maintenance team in Belfast City Centre. This plays a vital part in ensuring our residential properties remain safe and functional.The post involves working an irregular shift pattern (5 over 7 days), with 8‑hour shifts and occasional out-of-hours call-outs. Please note: no overnight working is required.Key Responsibilities
1. Response, Planned and Statutory MaintenanceYou will carry out a wide range of maintenance tasks including:
1. Re-lamping defective internal and external light fittings
2. Resetting electrical trips and checking operation
3. Emergency lighting testing
4. Unblocking sinks, showers, toilets, urinals and associated pipework
5. Repairing/replacing window and door handles
6. Repairing/replacing plumbing fixtures (, dripping taps, toilet flush systems)
7. Easing and adjusting doors, replacing cylinders
8. Adjusting/replacing hinges on cupboards and drawers
9. Tiling, re-grouting and applying silicone
10. Inspecting and maintaining air handling units (filter and grille cleaning/changing)
11. Cleaning roof outlets, gutters and ACCO channels
12. Oil tank readings and inspections
13. Water testing and chemical dosing
14. Power washing external areas
15. Clearing rubbish and graffiti
16. General site upkeep and onsite store management
17. Generator testing
18. Inspection of gas boiler plant, ventilation and domestic water systems
19. Legionella temperature monitoring, analysis and weekly flushing
20. Fire door inspections and minor repairs
21. Routine plant room inspections
22. Carry out repairs, emergency breakdown response, planned preventative maintenance and minor improvement works as directed.
23. Use PDA/Tablet devices as required
24. Operate Building Management Systems and other plant controls (training provided)
About YouWe’re looking for someone who:
25. Has experience in building maintenance or a related trade – Relevant academic and/or vocational qualification in a trade (building, electrical, joinery, plumbing etc) NVQ 2 (or equivalent) or time served
26. Valid full UK Driving Licence
27. Working knowledge of building/electrical/plumbing systems.
28. Evidence of good numeracy and literacy skills
29. IT literacy, knowledge of the CAFM system (or equivalent), analytical and problem-solving skills.
30. Can work independently and as part of a team
31. It is adaptable andfortable working across a varied shift pattern.
32. Demonstrates strong problem-solving skills and a proactive approach
