Role Summary
The Pre-Construction Manager will oversee contract documentation, liaise with estimating, coordinate design development, and manage client and internal team communications during the pre-construction phase. The role involves ensuring project timelines, budgets, and quality standards are met, coordinating with subcontractors, and supporting the commercial team.
Responsibilities
1. Review contract documents post-award, including Employer's requirements, Tender RFIs, construction programs, and qualifications.
2. Liaise with estimating to ensure tender handover files are comprehensive.
3. Identify items requiring design development and coordinate with internal teams.
4. Set up trackers, agree timelines, and ensure proper documentation with clients and teams.
5. Engage with clients from tender acceptance, serving as the primary contact.
6. Assist in finalising contracts and report progress to the Head of Pre-Construction.
7. Attend design meetings to monitor and resolve issues to prevent delays.
8. Coordinate offsite fabrication elements, ensuring feasibility within timelines and budgets.
9. Provide regular updates and reports on progress, risks, and delays.
10. Assist in appointing and managing specialist subcontractors and reviewing their proposals.
11. Ensure M&E design compliance and track changes for client sign-off.
12. Support the estimating team in preconstruction activities and negotiations.
Minimum Requirements
* Minimum 5 GCSEs, including English & Maths.
* In-depth knowledge of mechanical and electrical systems (HVAC, plumbing, lighting, power distribution).
* 3+ years in a similar MEP role (e.g., Project Manager, Contracts Manager).
* Proficiency in Microsoft Office Suite.
* Excellent organisational and planning skills with the ability to meet deadlines.
* Effective time management, problem-solving, and attention to detail.
* Ability to work well with management and staff at all levels.
* Goal-oriented, organised team player.
