Pre:Construction Manager
Location: Surrey Sector: Design and Build (Workplace)
The Role
Are you a self:starter who thrives in a fast:track environment? We are looking for an experienced Pre:Construction Manager to join our Business Unit. This is a pivotal role where you will take full responsibility for managing multiple projects simultaneously, moving from the initial pitch through to contract signing.
You wont just be crunching numbers; you will be an integral part of our pitch team, act as the primary point of contact for clients, and make critical on the spot decisions that ensure we win and deliver high:standard projects.
Key Responsibilities
Costing, Estimating and Commercials
* Develop accurate CSAs: Create comprehensive and competitive Cost Sum Analyses for project submissions.
* Procurement: Leverage our existing supply chain to source and negotiate competitive prices while ensuring zero scope gap.
* Contract Management: Formulate and negotiate JCT D and B Contracts, including ERs, CPs, and SOAs.
* Legal Liaison: Work with legal advisors to manage Performance Bonds, PCGs, Insurances, and Licences to Alter (LTA).
Design and MEP Management
* Design Coordination: Collaborate with Design Directors to drive statutory and ER:compliant winning designs.
* Technical Evaluation: Manage the production of MEP and S designs, focusing on coordination with trades (ceilings, partitions, etc.) and landlord incumbents.
* Sanity Checks: Flag design errors early to ensure buildability and cost alignment.
Project Integration and Planning
* Programming: Prepare Pre:Construction and Construction programmes, highlighting key milestones and procurement schedules.
* Stakeholder Management: Liaise with Building Control, Landlords, and Statutory Authorities (UKPN, Planning Permission, etc.).
* H and S: Prepare all health and safety documentation for the handover to the Construction Team, ensuring CDM compliance.
Client and Pitch Excellence
* The Face of Pre:Con: Act as the expert on Cost, Technical Design, and Programme during client pitches.
* Value Engineering: Prepare VE proposals that preserve quality while meeting client budgets.
Required Skills and Experience
* D and B Experience is Crucial: You must have a proven track record within a fast:track Workplace Design and Build environment.
* Technical Mastery: High:level commercial skills, contractual awareness (specifically JCT), and a deep understanding of the design process.
* The Can:Do Attitude: We need a proactive, energetic team player who remains calm under pressure and meets tight deadlines.
* Communication: Ability to explain complex costs and technical details in a straightforward manner to clients.
Qualifications
* Construction:related degree or HE qualification.
* Quantity Surveying degree/HE qualification OR a Trade qualification supported by significant experience in costing.
