Summary of Role
Support service and maintenance operations for fire sprinkler systems, assisting in compliance verification, quality assurance, and technical coordination while developing knowledge of BS EN 12845, TB203, and regulatory standards.
What you will be doing
* Assist in verifying maintenance activities comply with BS EN 12845 Clause 20, TB203, and BS 9251 requirements.
* Validate that inspections (weekly through annual) cover all prescribed system components and testing procedures.
* Conduct audit inspections of completed service work for thoroughness and technical accuracy.
* Develop your own understanding of British Standards, LPC rules, BAFSA guidance, and insurer specifications.
* Track quality metrics including defect rates, repeat calls, and compliance rates.
* Review defect reports and categorize by severity (critical/major/minor).
* Provide technical guidance on remediation methods ensuring standards compliance.
* Assist in following Hall & Kay impairment procedures when systems are taken offline or returned to service.
* Identify installations with deteriorating conditions or recurring compliance issues.
* Escalate critical deficiencies to clients with clear risk explanations.
* Assist in preparing detailed service reports documenting findings, test results, and remedial actions.
* Maintain comprehensive service records per BS EN 12845 Section 20 and insurance requirements.
* Review annual inspection certifications for accuracy and completeness.
* Prepare technical files for external audits and LPCB certification compliance.
* Maintain central databases for service history and trend analysis.
* Provide technical guidance to field service engineers on system configurations and defect interpretation.
* Support troubleshooting efforts for system malfunctions and component failures.
* Review proposed remedial work methods for technical soundness.
* Assist in communicating technical findings and compliance risks to clients.
* Attend client meetings alongside manager to support professional development.
* Help educate clients on maintenance obligations under relevant standards.
* Analyse service data to identify component failure trends and reliability issues.
* Track KPIs including completion rates, defect recurrence, and customer satisfaction.
* Assist in developing process improvements based on field experience and industry best practices.
What we will need from you
* Formal qualifications in Mechanical/Building Services Engineering, Fire Engineering, or equivalent (essential)
* 3-5 years in fire sprinkler industry (installation, commissioning, maintenance) (essential)
* Experience in a quality assurance role with technical compliance responsibility
* Comprehensive knowledge of BS EN 12845 (Section 20 - Maintenance) and BS 9251
* Familiarity with sprinkler system components from major manufacturers (Tyco, Viking, Victaulic, Reliable) (essential)
* Working knowledge of hydraulic principles, pump systems, control equipment, and water supply arrangements (essential)
* Experience with defect diagnosis, troubleshooting, and remedial specification (essential)
* Ability to interpret as-built drawings, hydraulic calculations, and system schematics(essential)
* Understanding of British Standards and insurer requirements (LPC, FM Global, Zurich) (essential)
* Awareness of Building Regulations and Fire Safety Order obligations (essential)
* Systematic approach to defect analysis, risk assessment, and trend analysis (essential)
* Communication skills for explaining complex technical issues to varied audiences (essential)
* Capability to assist in guiding and mentoring service engineers (essential)
* IT proficiency with service management software, CAFM systems, and Microsoft Office (essential)
* Strong organisational abilities managing multiple contracts and maintaining documentation systems (essential)
