Building Services Manager
An exciting opportunity has arisen for a skilled and experienced Building Services Manager to take ownership of the full MEP delivery across two major construction projects currently in preconstruction phase, with a combined mechanical and electrical package value of approximately £10 million.
This position plays a critical leadership role in the successful planning, coordination, and future delivery of complex M&E works on two high-profile schemes: one located in Guildford, and the other near Heathrow. The successful candidate will split their time evenly between both sites on a weekly basis.
Key Responsibilities

Act as the principal lead for all Mechanical, Electrical, and Public Health (MEP) services across both projects, ensuring technical excellence and compliance from preconstruction through to delivery.

Work closely with the design team, consultants, and specialist subcontractors to coordinate and develop MEP strategy, value engineering proposals, and technical submissions during the preconstruction phase.

Provide expert input into design reviews, programme planning, procurement strategy, and interface management.
*
Oversee buildability reviews, system sequencing, spatial coordination, and ensure early identification and resolution of potential clashes or programme risks.

Ensure all MEP elements are fully integrated with the architectural and structural design and aligned with client performance requirements.

Maintain robust relationships with client teams, project stakeholders, airport authorities, and internal project leadership to ensure seamless project progression.

Support and manage site mobilisation for MEP works and provide oversight through future delivery phases where required.
Candidate Requirements
*
A proven track record as a Building Services Manager or MEP Project Manager within the construction industry, ideally with experience managing M&E packages in excess of £5 million.
*
Strong technical knowledge across both mechanical and electrical disciplines, with a clear understanding of preconstruction, commissioning, and handover processes.

Demonstrable experience working on high-value commercial schemes, with aviation sector experience highly advantageous.

Ability to manage complex, multi-site responsibilities while ensuring consistent communication, reporting, and coordination.

Excellent interpersonal and stakeholder management skills, with the confidence to influence senior stakeholders and collaborate with design and delivery teams.
*
Relevant qualifications in Building Services Engineering, Mechanical/Electrical Engineering, or Construction Management (e.g., HND/HNC, Degree, or equivalent). Professional accreditation (e.g., MCIBSE, MIET) is beneficial but not essential.
