🚧 Senior Quantity Surveyor – Estate Regeneration (London)

📍 On-site 4 days/week · Tier 1 Main Contractor · Immediate Start


I'm recruiting on behalf of a well-established Tier 1 contractor for a Senior Quantity Surveyor to join the final phase of a large-scale estate regeneration scheme in London. The project is currently at MEP 1st fix, and we’re seeking someone who can hit the ground running to drive commercial close-out with confidence and clarity.


This is a lead role working closely with the Commercial Manager — ideal for a surveyor who thrives under pressure, brings structure to complex close-outs, and can take full ownership of commercial responsibilities across a high-value package.


💼 The Role: What You'll Be Doing


Commercial Leadership:


* Drive client change management — ensure value recovery and clear documentation
* Liaise directly with client-side QS teams to finalise outstanding change items


Reporting & CVR Management:


* Own the commercial reporting process, ensuring robust backup, accuracy, and audit-ready detail
* Work alongside the Commercial Manager to validate CVR inputs/outputs


Subcontractor Close-Outs:


* Finalise subcontractor accounts and negotiate final agreements
* Identify and recover overpaid or duplicate costs
* Lead on issuing final payment notices and settlements


Team Oversight:


* Manage and mentor at least one junior surveyor (AQS or PQS)
* Set high standards and bring accountability to the team


🧠 Who We’re Looking For


✅ Strong background in residential or estate regeneration schemes

✅ Confident in client-facing roles and commercially sharp under pressure

✅ Comfortable with JCT D&B 2016, fixed-price environments, and subcontract negotiations

✅ Detail-driven, analytical, and able to operate autonomously from day one

✅ Clear track record of package ownership and delivering final accounts

* Location: London (on-site 4 days/week, 1 WFH day depending on workload)
* Contract Type: Freelance or fixed-term (aligned with project close-out; scope to extend)
