Quantity Surveyor Role Overview
The Quantity Surveyor will oversee the full commercial management of the Residential projects, ensuring that contractual risk is correctly allocated through effective and robust negotiation.
The position provides ongoing commercial and contractual guidance to operational teams, supports accurate financial reporting, and manages all project change control processes. It also involves offering appropriate support and escalating key issues to the Residential Division Director or Commercial Director when necessary.
The Ideal Quantity Surveyor Candidate will have QS experience within the Residential / Housebuilder sector, with pre-contract experience.
Key Focusses of the Role
* Maintain strong and effective communication with clients, with particular focus on supporting clear and consistent contract negotiation processes.
* Oversee and monitor Residential Division projects to ensure delivery in line with agreed targets and budgets, while actively identifying and managing commercial risk.
* Provide comprehensive commercial support and relevant information to operations teams, enabling them to perform their duties with full awareness of departmental financial and contractual positions.
* Establish and develop a structured commercial support framework to strengthen and enhance the capability and effectiveness of the wider Commercial Division.
Quantity Surveyor Key Responsibilities (but not limited to)
* Develop and deliver the Residential Division commercial strategy, ensuring targets, budgets, and risk controls are met.
* Protect the business from commercial risk and ensure timely, compliant payment collection.
* Review and approve contract terms from estimating teams for accuracy and compliance.
* Address commercial issues promptly to protect interests and support business growth and client relationships.
* Attend or delegate pre-contract/pre-start meetings to secure favourable terms and approve contracts and LOIs.
* Manage final accounts, ensuring accuracy and timely settlement in line with contracts. xsngvjr
* Maintain commercial reporting, CVRs, SBUs, cash flow, and debtor performance on weekly/monthly cycles.
