Job Overview
We are seeking an experienced and highly motivated Head of Property who will lead the property and asset management of NHS and commercial estates owned and leased by Berkshire Healthcare NHS Foundation Trust. The role supports high‑quality patient care by managing the estate’s wide portfolio.
Responsibilities
* Oversee landlord and tenant negotiations, including rent reviews, lease renewals, and lease and licence renewals for a portfolio generating approximately £3.7 million in income.
* Manage property acquisitions and disposals and support budget processes, including accurate income/expenditure targets and project cost estimates.
* Administer service charges, grant licences and leases to third‑party occupiers, and handle dilapidations and building insurance.
* Supervise annual portfolio valuations and coordinate rating appeals with external advisors, ensuring compliance with RICS Red Book standards.
* Advising Finance on lease arrangements under IFRS 16 and capitalisation of works.
* Lead specialist property matters, develop business cases aligned with Trust and NHS guidelines, and recommend policy improvements.
* Build strong relationships with key stakeholders such as NHS Property Services, ICBs, NHS England, CSUs, local authorities, and the District Valuer.
* Provide commercial insight to drive value for money, including strategic asset management initiatives and scenario/feasibility planning.
Qualifications
* Qualified Chartered Surveyor with significant post‑qualification experience in property and asset management.
* Experience managing NHS or similarly complex property portfolios is desirable.
Must Haves
* Degree level in Surveying or equivalent.
* Post‑graduate level knowledge / experience in property asset management.
* Professional qualification (Member of the Royal Institution of Chartered Surveyors).
