Core Responsibilities
The Technical Coordinator will act as a vital link in the development process, supporting the Technical Manager in overseeing all architectural and engineering matters across multiple active sites.
* Design Management: Lead the design process by appointing and managing external consultants. Ensure all design information is comprehensive, accurate, and delivered ahead of construction schedules.
* Regulatory Compliance: Manage the discharge of planning conditions and building regulations. Liaise directly with local authorities, Building Control, and the Fire Brigade to ensure full compliance.
* Utilities & Warranties: Oversee the procurement and management of site services/utilities. Handle warranty providers (NHBC/LABC) and manage the technical fees budget.
* Operational Support: Validate conveyance plans and easements. Ensure the site and sales teams have the most up-to-date drawings and technical information at all times.
* Cross-Departmental Collaboration: Work closely with the Commercial team to verify that orders are aligned with technical specs and that "cost to complete" projections remain accurate.
Candidate Profile
We are looking for individuals with a "quality-first" mindset and the ability to navigate the complexities of modern house building.
Experience & Qualifications:
* Background: Strong architectural drawing experience, ideally with exposure to both greenfield and complex brownfield developments.
* Sector Knowledge: Proven experience in low-rise residential schemes and a deep understanding of current Building Regulations and NHBC standards.
* Education: Degree-qualified in a technical discipline (Architecture, Architectural Technology, or Building Engineering) or holding an HNC/HND with significant industry experience.
* Essentials: Valid CSCS card and a full UK driving license are required.
Technical Skills:
* Comprehensive knowledge of CDM regulations and modern building techniques/materials.
* A methodical approach to problem-solving with high attention to detail.
* The ability to thrive in a fast-paced environment, managing multiple project deadlines simultaneously.
* Strong IT proficiency (Microsoft Office Suite) and the ability to adapt to bespoke project management software.
* Excellent communication skills, with the ability to influence both internal stakeholders and external partners.
