7am to 4pm, Monday - Friday. We are seeking an experienced and proactive Building Manager to take full responsibility for the efficient management and day-to-day operations of a premium mixed-use office and retail scheme (c. 93,000 sq ft) in central Birmingham. This is a hands-on role that requires excellent organisational skills, strong attention to detail, and a commitment to delivering exceptional customer service to the tenants and stakeholders.
The Building Manager will oversee all aspects of building operations, including planned and reactive maintenance, contractor management, compliance, health and safety, and presentation of common areas.
Key Responsibilities
Building Operations & Maintenance
* Perform daily inspections of internal and external communal areas to ensure cleanliness, identify faults, and assess any health and safety risks.
* Report maintenance issues promptly to the Property Manager, obtain quotes, coordinate repairs, and ensure completion to a high standard.
* Monitor emergency repairs conducted out of hours and follow up as needed.
* Coordinate and oversee planned maintenance in line with the PPM schedule, ensuring compliance with all relevant standards.
* Carry out monthly meter readings and assist with building system testing (emergency lighting, fire alarms, smoke vents, lift emergency lines).
* Maintain accurate building compliance records and report any changes or requirements.
Contractor Management
* Manage and monitor all contractors, ensuring work is completed safely, to specification, and in compliance with health and safety regulations.
* Implement signing-in/out procedures and verify contractor performance.
* Assist in preparing service charge budgets by sourcing quotes and managing supplier retendering as required.
Health & Safety & Compliance
* Ensure all activities comply with current health and safety legislation and internal policies.
* Manage evacuation procedures in line with client and property protocols.
Tenant & Client Relations
* Act as the primary on-site contact for tenants, handling queries, complaints, and maintenance issues in a professional and timely manner.
* Provide a visible and approachable presence on site, ensuring high standards of service and communication at all times.
* Ensure smooth communication and handover processes with security and other building staff.
Additional Duties
* Maintain full knowledge of lease agreements, particularly regarding estate regulations and service charge obligations.
* Provide hands-on support to ensure the building is always presented to the highest standard.
Qualifications & Experience
* Minimum of 3 years' experience in buildingmanagement within an office / retail scheme of similar size.
* Strong written and verbal communication skills.
* Proven ability to deliver excellent customer service with a professional and approachable manner.
* Health & Safety qualifications such as IOSH, NEBOSH, or equivalent are essential.
