Working in partnership with local authorities, housing associations, and registered providers, we are committed to delivering sustainable communities and long-term social value. Role Overview We are seeking an experienced and detail-oriented Estimator to join our Commercial Team. The successful candidate will be responsible for preparing accurate cost estimates and tender submissions for social housing developments, including new build and refurbishment projects. This role requires strong knowledge of social housing procurement, construction methods, and current market rates within the Midlands region. Key Responsibilities Prepare detailed cost estimates for social housing developments (new build and refurbishment). Review architectural drawings, specifications, bills of quantities, and tender documentation. Conduct take-offs and produce accurate pricing schedules. Obtain and analyse subcontractor and supplier quotations. Prepare and submit competitive tender packages. Identify project risks and value engineering opportunities. Liaise with the Commercial Manager, Design Team, and external consultants. Maintain up-to-date knowledge of material, labour, and subcontract market rates. Assist with cost planning and budget preparation at pre-construction stage. Support handover of successful tenders to the delivery team. Key Requirements Essential: Proven experience as an Estimator within residential or social housing developments. Strong understanding of affordable housing frameworks and procurement routes. Experience pricing projects for housing associations and local authorities. Excellent numerical, analytical, and commercial skills. Proficiency in estimating software and Excel. Ability to interpret technical drawings and specifications. Strong negotiation and communication skills. Full UK driving licence. Desirable: Degree or HNC/HND in Quantity Surveying, Construction Management, or related discipline. Experience working within the Midlands region. Knowledge of JCT contracts and public procurement requirements. Membership of RICS (or working towards). Personal Attributes Highly organised with strong attention to detail.
