About the Role
As Project Manager, you will be accountable for the end-to-end delivery of a significant traditional housebuilding project from groundworks through to completion, ensuring high standards of quality, safety, programme, and budget control. You will work closely with internal teams, consultants, contractors, and stakeholders to achieve strategic and operational goals.
Key Responsibilities
* Lead the planning, coordination, and delivery of a 130+ home residential development in Clayton
* Manage and monitor the project programme, ensuring delivery milestones are met
* Control project budgets and financial performance, reporting variances and forecasts
* Oversee tendering, procurement, and contracting of key trades and consultants
* Ensure compliance with health & safety, building regulations, quality standards, and contractual obligations
* Chair regular site meetings and produce accurate progress reports for senior leadership
* Build strong working relationships with project teams, suppliers, local authorities, and stakeholders
* Drive continuous improvement, value engineering, and risk mitigation across the project lifecycle
What We’re Looking For
Essential:
* Proven experience as a Project Manager in residential housebuilding or large-scale construction
* Track record delivering traditional build developments (ideally 50+ units) on time and to budget
* Strong understanding of UK construction regulations, CDM, health & safety frameworks, and quality standards
* Excellent leadership, communication, and stakeholder management skills
* Proficient in project planning and reporting tools (e.g., MS Project, Asta, Procore, BIM basics)
* Commercial acumen with cost control/forecasting experience
Desirable:
* Degree in Construction Management, Quantity Surveying, Civil Engineering, or related field
* Chartered status (e.g., MRICS, CIOB) or equivalent
* Experience with traditional housebuilding methods and working with local planners and authorities
* Experience managing multi-discipline consultants and subcontractors
