We are recruiting a chartered building surveyor to join our established Birmingham Building Consultancy team. This is an opportunity for a building surveyor to support a broad range of building surveying services predominantly across the West and East Midland regions. The successful candidate will have demonstratable experience in a commercial building consultancy environment. The position will suit an aspiring, self-motivated and enthusiastic individual looking to make a positive impression within an equally ambitious and growing business.
The main function of the role will be client facing and assist in generating fees through the management and development of existing and new projects, whilst contributing towards the achievement of financial and other objectives of the Building Consultancy and Commercial teams within the company. You will be working as part of successful team delivering a high quality of service to our client base.
The successful building surveyor will join a team of four in Birmingham which thrives as a hub office, offering a multi-disciplinary service across Commercial, Rural, Residential and Infrastructure. There is opportunity to work with a broad range of clients and will include managing commercial and residential refurbishments. The Birmingham office has a great buzz about it, with many social events and the ability to work closely with peers from other teams.
Main tasks:
To assist and at the discretion of the Partner in charge to assume direct responsibility for carrying out:
1. Provide a full building surveying service to the external clients of Carter Jonas and in house where required.
2. Provide support and advice to other members of the Architecture and Building Consultancy Department and assist with workload sharing where necessary.
3. Carry out Building Surveys of all types of commercial buildings and residential properties.
4. Preparation of Schedules of Dilapidations and subsequent negotiations with opposing clients and professional representatives.
5. Project management, Contract Administration and design for refurbishment, conversion and new build projects for commercial and residential premises.
6. Prepare and issue feasibility studies working with other disciplines as necessary.
7. Undertake Principal Designer role for small projects where necessary to comply with CDM 2015 for in-house and external clients. Providing professional advice to clients and others as required.
8. Provide Party Wall etc Act 1996 service to Building and Adjoining owners.
9. Preparation of Schedules of Condition and subsequent negotiations with opposing client’s professional representatives.
10. Prepare and advise clients on Preventative Planned Maintenance and strategies for implementing the same.
11. Investigating and advising client on specific building problems / defects.
12. Development Monitoring on behalf of a Landlord, Tenant or for bank lending purposes.
13. Reinstatement Cost Assessment advice for a broad range of property types in locations across the UK.
14. Undertaking DDA access audits.
15. Effectively manage the performance of others in the team and offer support to junior members.
What will it take to be successful?
You will be a motivated and ambitious building surveyor, who is RICS chartered, with experience in a commercial consultancy setting, ideally with experience of advising on residential assets as well. You will have an understanding of the local and national markets to support your advice the clients. As an experienced building surveyor, you have the ability to manage multiple projects as well as producing reports across the different sites. You will be excellent at managing clients both internally and externally, with the ability to also support and coach junior members of the team. A driving license is essential for this role.
