So far, we’ve delivered 1,500 homes and helped bring some of Manchester’s most beloved independent businesses to the area. Now, we’re embarking on Phase Three in the Poland Street area, continuing the regeneration of Ancoats and delivering 500 more homes for management of commercial tenants Manchester’s people.
As a landlord, we manage over 1,000 rental homes across five (soon to be six) buildings in Ancoats and New Islington. Our mission is to offer exceptional homes, outstanding amenities, and a true sense of community.
Manchester Life residents come from all walks of life. Our homes are rented by a diverse mix of professionals, including teachers, midwives, doctors, solicitors, graphic designers, writers, hospitality workers, musicians, artists, professional sportspeople, and business owners.
The Role
The Deputy Chief Operating Officer will work alongside and support the current Chief Operating Officer to maintain daily and ongoing delivery of the highest levels of operational management, performance, professional standards, and service.
Key Responsibilities
* Deputize for the Chief Operating Officer as required in all operational aspects of the day-to-day management of all in-house teams and services, providing strong and visible leadership across the organization.
* Monitor internal systems and procedures to ensure compliance.
* Identify and recommend improvements to increase performance and ensure that organizational goals are met.
* Assist in maintaining a highly inclusive culture that ensures team members can thrive, encouraging professional development and staff retention.
* Assist in planning and monitoring meaningful budgets to maximize rental income and minimize voids/losses.
* Undertake specific projects as assigned by the Chief Operating Officer to assist in forecasting the short, medium, and long-term needs of the business.
* Act as the first contact for emergency action planning and response, reporting to the COO by exception.
* Assist with resource planning.
* Carry out internal audits to ensure regulatory and internal process compliance.
* Record and respond to customer complaints in line with standard procedures.
* Research and maintain up-to-date knowledge of legislative changes affecting operational requirements.
What we are looking for
* Five or more years of experience in residential lettings, preferably in a Build-to-Rent environment.
* Excellent knowledge of landlord and tenant legislation.
* Experience overseeing legal processes related to debt collection and breach of tenancy.
* Exceptional customer service skills.
* Experience managing commercial tenants and understanding full repairing lease obligations.
* Member of ARLA or equivalent property management qualification.
* Detailed understanding of repairs and maintenance structures for BTR landlords.
* Background knowledge of the Building Safety Act to support the Head of Property Services.
* Ability to diagnose problems quickly and foresee potential issues.
* Understanding of business planning and regulatory issues.
* Excellent leadership skills and personal integrity.
