have an exciting new opportunity for an ambitious and driven individual to join their team as
Facilities Services Director
based in
Cardiff, UK.
The Role:
The FS Director is responsible for the ensuring the smooth operation of the Facilities and Waste teams, while ensuring the profitability of the business in line with expectations and budgets.

This role requires strategic planning, coordination of resources, leadership of project teams and liaising with stakeholders including clients, contractors, engineers and subject matter specialists. Strong communication (written and verbal) and problem- solving skills in addition to extensive commercial awareness and understanding of contractual responsibilities is required.

Key Responsibilities:

* Lead the strategic transition of the business from a sole provider of 'Soft FM' services to a 'Total FM' offering incorporating 'Hard FM' services
* Manage and support the existing team in upskilling to deliver the new 'Total FM' offering.
* Manage and support teams in the operational delivery of the contract requirements and services delivery in line with MSS Group values and standards.
* Liaise with clients on a regular basis to ensure their needs are being met and MSS are offering all possible service lines into the client portfolio
* Provide guidance to the site teams in delivering the service in a timely manner and in accordance with the contract expectations.
* Ensuring that both budget and specification are brought in on target.
* Ensure controls are in place including audits to monitor the management and delivery of the services provided by MSS and their subcontractors.
* Ensure appropriate contract administration and record keeping is maintained and audit records during regular site visits.
* Ensure effective programming of planned preventative maintenance, projects and lifecycle works with minimal impact on the site users.
* Establish and maintain appropriate subcontract arrangements using MSS's subcontract documentation and ensure regular performance reviews are undertaken.
* Liaise with the Keys Account Managers on procurement, variations, and contract changes within the allocated Contract(s) to maximise value for money.
* Ensure compliance of all Health & Safety Legislation and procedures and assist and support audit processes.
* Maintain an interface with the client(s) on Health & Safety issues (completion of joint plans), policies and procedures.
* Liaise and work closely with the support functions and specialists in co-ordinating and assisting in their input into the Contract(s).
* Conduct Team Meetings to agreed frequencies and attend all contractual meetings as required
* Produce monthly and ad hoc reports, collating and validating data and documentation. To include but not limited to FM services, additional hours, utilities, damage, lifecycle, variations, and benchmarking data.
* To provide regular and effective feedback to the Managing Director on the performance management of the contracts for all aspects of service delivery, staff management and legal compliance.
* Act as the Authority and point of contact and liaise with clients and their representatives at regular and ad hoc meetings.
* Validate/monitor additional hours requested by clients, ensuring accurate records are maintained and submitted in a timely manner.
* Investigate and close out complaints and address underlying issues accordingly.
* Deal with day-to-day staff management issues i.e., recruitment, discipline and development of the site(s) based staff as well as carrying out assessments/appraisals, capability, and grievance issues.
* Responsible for the appropriate selection, recruitment, management, training, and retention of staff in line with MSS's HR policies and procedures.
* Maintain confidentiality of sensitive information.
* To undertake any other related duties which are within the job holder's capability, according to the needs of the business.

Skills & Experience Required:

* Extensive experience in Hard & Soft FM services.
* Experience with PFI/complex contract delivery.
* Relevant degree (Facilities Management, Engineering) and professional qualification.
* Good Project Management skills including management of risk for delivery of projects to scope, time, cost, quality, safety and security of supply.
* A strong understanding of SHEQ requirements/legislation.
* Demonstrable experience of working under commercial contract frameworks such as NEC3/JCT etc.
* Experience of working and managing teams & stakeholders within a functional business structure.
* Strong Knowledge of and commitment to MSS' overall aims and objectives.
* Completing return to work meetings effectively.
* Undertake employee welfare discussions.
* Mental health awareness exercises – work closely with HR/marketing for opportunities etc.
* Ability to hold and minute investigatory meetings to support the HR function.
* Act as mediator in possible conflict scenarios.
