Job Description – Small Works Manager
Location: Apardion – Facilities Division
Reports to: Regional Manager
Role Overview
Apardion is seeking an experienced and versatile Small Works Manager to lead a multiskilled team within our Facilities Division. This role is both managerial and operational, requiring a hands-on professional who is equally confident supervising a team and delivering works directly.
The successful candidate will be responsible for coordinating and undertaking a broad range of small works, repairs, and maintenance activities across Apardion's facilities portfolio and client premises. The Small Works Manager will also work in close collaboration with Apardion's Electrical Department, ensuring an integrated approach to service delivery, though the role sits independently within the Facilities Division.
Key Responsibilities
* Lead, supervise, and support a small multiskilled team, ensuring high-quality and efficient service delivery.
* Undertake hands-on tasks including, but not limited to:
* General repairs and handyman duties
* Planned Preventative Maintenance (PPM) activities
* Legionella checks and water temperature monitoring
* Emergency lighting inspections
* Basic servicing such as fire extinguishers and PAT testing
* Grounds maintenance and small landscaping works
* Minor projects, refurbishments, and renovations
* Work alongside the Electrical Department on joint projects, providing facilities expertise where required.
* Ensure compliance with health and safety regulations, including the preparation of risk assessments and method statements.
* Allocate tasks, monitor performance, and maintain accurate records of completed works, inspections, and statutory checks.
* Act as the primary point of contact for clients, maintaining professional relationships and delivering excellent customer service.
* Identify and implement opportunities for continuous improvement and service development.
* Provide mentoring and guidance to operatives to support skills development and enhance team capability.
Skills and Experience
* Demonstrable experience in facilities management, small works, or a multiskilled trade/maintenance role.
* Strong technical competence across a broad range of tasks (carpentry, plumbing, basic electrical, and general maintenance).
* Proven ability to manage and motivate a small team effectively.
* Hands-on approach, able to balance operational and managerial duties.
* Sound knowledge of statutory compliance in relation to legionella, fire safety, PAT testing, and emergency lighting.
* Excellent communication skills, with the ability to engage clients and stakeholders at all levels.
* Full UK driving licence (essential).

Pay: £36,000.00-£38,000.00 per year
