Block Manager – Exeter, Penryn or Plymouth

We are looking for a Block Manager to join our team and take responsibility for the smooth day-to-day management of a residential block portfolio. This is an excellent opportunity for someone with experience in block management (or strong transferable skills) who is looking to develop their career within a supportive and ambitious company.
The Role
As a Block Property Manager, you will play a key role in ensuring our residential developments are safe, compliant, and well-maintained for all residents. Your responsibilities will include:
* Collecting and managing service charges and ground rent
* Preparing annual service charge budgets, monitoring expenditure, and providing financial updates to leaseholders and directors
* Organising and overseeing maintenance, repairs, and improvement works to communal areas (gardens, roofs, stairwells, corridors)
* Managing insurance renewals and claims, ensuring suitable cover is in place
* Ensuring compliance with health & safety and fire regulations, including arranging statutory checks and risk assessments
* Conducting regular site inspections and following up on identified issues
* Issuing and managing Section 20 notices for major works
* Staying up to date with leasehold requirements and relevant legislation
About You
We're looking for someone with a balance of organisational ability, communication skills, and technical knowledge. You'll be proactive, approachable, and confident in managing relationships with leaseholders, directors, and contractors.
* Strong organisational and financial management skills
* Excellent communication and conflict-resolution abilities
* Ability to manage multiple priorities and respond calmly to urgent maintenance issues
* Sound understanding of property construction and compliance standards
* 2–3 years' block management experience preferred, but candidates with strong transferable skills will be considered
* TPI (IRPM/ARMA) membership desirable, but not essential
