The Role
We are looking for a professional, highly driven Building Surveyor to join our team. This role is critical to delivering our long-term refurbishment and asset investment programmes. The Role
Supporting the Asset and Compliance Manager, you will provide comprehensive professional and technical building surveying services across Adur Homes housing assets. You will take full ownership of a varied portfolio of refurbishment, maintenance, and investment projects, acting as the lead contract administrator post-contract.
This is a high-responsibility technical surveying and contract management role where you will:
* Manage a wide variety of building refurbishment projects, preparing briefs, feasibility reports, pre-tender estimates, and robust budget costs.
* Compile full technical specifications, employers' requirements, and tender documentation using standard forms of building contracts (such as JCT and NEC).
* Manage the tendering process through our e-tendering portal, evaluating bids to ensure maximum performance and best value.
* Undertake comprehensive post-contract administration, including supervising site works, issuing contract instructions, chairing progress meetings, valuing works, and agreeing final accounts.
* Incorporate sustainability, energy efficiency, and carbon reduction initiatives directly into our housing assets.
* Guarantee strict legal compliance with CDM (2015) Regulations, the Control of Asbestos Regulations 2012, and Section 20 leaseholder consultation requirements.
* Build empathetic, solution-focused relationships with residents, explaining technical plans clearly to non-technical audiences.
About You
We need technically authoritative, forward-thinking surveyors with exceptional defect diagnosis and contract management skills. To excel in this role, you must bring:
* An HND/HNC in Building or equivalent construction/surveying qualification, paired with extensive practical experience. MRICS or MCIOB status is highly desirable (or a BSc in Building Surveying with progression towards direct membership).
* Comprehensive technical experience working as a building surveyor, with an established track record of project managing capital improvements and building condition surveys from inception to completion.
* Practical knowledge of JCT/NEC contracts, tendering processes, and managing external consultants and contractors.
* Extensive, up-to-date knowledge of health and safety legislation, specifically including CDM (2015) Regulations and Asbestos register management.
* Exceptional written and verbal communication skills, with the ability to discuss complex technical and budget issues confidently at all levels.
* A valid driving licence and access to a vehicle to travel flexibly within the Adur and Worthing Districts to conduct site visits and inspections.
