The purpose of the role is:
To serve as the technical coordination point for daily maintenance activities, including liaising with Specialist Subcontractors, Suppliers, and support teams. The role includes being the authorized person for Electrical & Mechanical Systems.
Responsibilities:
1. Manage a team of technical engineers, including performance reviews, mentoring, and managing annual leave.
2. Operate all M&E systems within the building competently and efficiently, including HV Electrical/Mechanical operations, with regard to business risk and energy use, and recommend improvements.
3. Ensure all Specialist Subcontractors work in line with approved Method Statements and Risk Assessments.
4. Inspect the quality of work by subcontractors and communicate recommendations to the Technical Manager.
5. Maintain minimum staffing levels at all times.
6. Close and report all reactive work orders within SLAs, recording spares/stock used.
7. Attend weekly team and client meetings as required.
8. Complete shift handover reports, noting significant events for communication to oncoming shifts and management.
9. Promote QHSE compliance activities, including hazard reporting and Toolbox Talks.
10. Manage areas under CBRE control, ensuring they meet show site standards.
11. Assess and escalate risks with mitigation plans.
12. Manage planned maintenance tasks, ensuring timely completion within SLAs.
13. Follow and improve engineering policies and procedures.
14. Escalate issues affecting site availability, H&S, and security.
15. Respond effectively to helpdesk, client, and management requests.
16. Provide quotations for critical spares and parts.
17. Undertake tasks as assigned by Engineering Leaders.
18. Work with management to implement training plans.
19. Perform electrical switching operations within change control and authorization limits.
20. Lead shift training and operate critical plant systems where authorized.
21. Conduct compliance checks monthly and annually.
