This role is responsible for supporting the commercial and financial management of the UK real estate portfolio by leading and assisting on capital expenditure and asset management projects. It involves overseeing project design, cost estimating, procurement, third-party appointments, contract administration, financial reporting, and ensuring successful delivery of projects from inception to completion.
Responsibilities
* Lead on project design briefs and coordinate the assembly of external teams, agreeing scopes and formalising appointments.
* Assist in preparing cost estimates, bills of quantities, and detailed project budgets.
* Monitor project costs against approved budgets, providing regular cost/value reports, valuations, and cash flow forecasts.
* Support the preparation of tender documents and bid packages, reviewing subcontractor and supplier quotations for cost-effectiveness.
* Ensure contracts and subcontractor agreements are in place, issuing contractual notices as required.
* Oversee project monitoring and delivery, including regular site visits and construction activity tracking.
* Assist in identifying, analysing, and mitigating potential project risks, ensuring suitable insurance coverage is in place.
* Maintain accurate records of project costs, transactions, and correspondence to support clear and timely reporting.
* Collaborate with internal and external stakeholders, including project managers, architects, engineers, and contractors, to achieve commercial objectives.
Qualifications
* Bachelor’s degree in Quantity Surveying, Construction Management, or a related field.
* Minimum 5 years of experience in a construction or quantity surveying environment.
* Proven track record of managing real estate capital expenditure projects from inception to completion.
* Strong numerical and analytical abilities with meticulous attention to detail.
* IT proficient (Excel, Word, PPT, etc.).
* Excellent written and verbal communication skills.
* Strong time management, organisational skills, and ability to work independently or as part of a team.
* Proactive and creative approach to problem-solving.
