The Role
The role of Sales Advisor reports to the Sales Manager and involves all sales activities for a development, ensuring the highest level of customer service and achieving sales targets. Key responsibilities include:
* Achieving or exceeding sales targets as defined by senior management.
* Liaising with customers, solicitors, and financial advisors to ensure timely contract exchange and legal completion, and assisting customers post completion with reporting any repairs or issues.
* Proactively collaborating with Sales Managers and colleagues to propose ideas for increased sales.
* Maintaining the general presentation of the site to the highest standards.
* Acquiring relevant knowledge to provide full and accurate information to purchasers.
* Guiding customers around show homes, stock plots, and the site to fully demonstrate the product, features, and benefits.
* Ensuring all sales site visitors are made aware of Bellway’s Health and Safety Policy and are accompanied by a Bellway representative.
* Effectively using Bellway’s CRM system, including maintaining accurate records.
* Liaising with the Site Manager to schedule customer meetings promptly.
* Attending and recording a weekly Sales/Site Meeting with the Site Manager and following up on action points.
* Ensuring compliance with industry regulations, company policies, processes, and standards.
* Predominantly a site‑based role with travel to divisional offices as required.
* Adopting a flexible approach to working hours and locations, including weekends and occasional evenings.
Experience, Qualifications and Skills
* Experience working within the housebuilding industry is beneficial.
* Experience delivering excellent customer service.
* Experience handling confidential and sensitive information.
* Experience in property sales and marketing processes.
* Experience dealing with customers in a customer‑focused environment, including home visits.
* Experience establishing effective working relationships with other property professionals and outside agencies.
* Current full UK driving licence.
* Access to a vehicle for business use as required.
* Ability to develop a thorough knowledge of the home buying/conveyancing process.
* Ability to use initiative to plan, prioritise, and organise work to meet sales/completion targets.
* Proficient IT skills and good working knowledge of Microsoft Office (Word, Excel, Outlook) and adaptability to new systems.
* Excellent communication skills with all stakeholders and strong interpersonal skills.
