We are seeking an enthusiastic Property Management Surveyor to join our thriving Commercial Management team in Cardiff. This is an excellent opportunity to work with a well-established business and contribute to the management of a diverse property portfolio.
The successful candidate will undertake the management of properties across the office, retail and industrial sectors in South Wales. You’ll work as part of a small, supportive team, while having the experience and confidence to act on your own initiative when required.
About the role
Playing a key role in the department, you will manage your own portfolio of a diverse range of properties. Each day in property management is varied and the ability to prioritise tasks and manage workload is essential as well as being able to communicate clearly and effectively in all situations.
You will liaise with tenants and clients, manage contractors, service contracts and service charge budgeting as well as review accounts reconciliations. This is a great opportunity to develop your expertise within a collaborative team environment.

Who we are looking for:
* Highly motivated and organised, with excellent written and verbal communication skills
* Ability to work independently and collaboratively within a small team
* Ideally, you’ll have property management experience up to Associate level, but we also welcome applicants with relevant experience who are working towards RICS qualification.
* Proficient in Microsoft Office (Word, Excel, Outlook)
* A flexible, proactive attitude and strong problem-solving skills
Your responsibilities will include:
* Liaising with tenant and clients
* Service charge administration and budgeting
* Dealing with landlord and tenant matters including enforcement of lease covenants, licences to alter, sub-letting and assignment
* Arranging and supervising planned and reactive maintenance and repairs
* Arranging service contracts
* Health and safety and statutory compliance
* Dealing with collection of rent arrears, service charges etc
* Dealing with, or instructing colleagues on, rent reviews, lease renewals and lettings
* Accurate record keeping
This is a full-time permanent position based on 37.5 hours per week, Monday to Friday.
Requirements:
* Based at our Cardiff office
* Full UK driving licence and access to a car
* Experience of commercial property/property management desirable
