Location: Preston (Office‑based)
Working Hours: 35 hours per week
Salary: £35,000 +mission/Bonus

Role OverviewA growing property investment group is seeking a highly motivated, personable andmercially driven sales professional to help maximise occupancy and ie across a diversemercial property portfolio.This role focuses on active lettings, lead generation, and managing agent relationships, rather than surveyor or property management duties. The ideal candidate is someone who thrives in a sales‑led environment, enjoys building relationships, and can confidently drive enquiries through to agreed Heads of Terms andpletion.
Key ResponsibilitiesDirect Lettings (Open Storage &mercial Sites)
1. Actively market available sites and drive iing tenant enquiries.
2. Prospect local businesses and conduct viewings.
3. Negotiate and agree Heads of Terms.
4. Manage deals through to legalpletion.
5. Build and maintain a strong pipeline through proactive sales activity (phone outreach, networking, LinkedIn, direct marketing).
Agent Management mercial Portfolio)
6. Liaise regularly with externalmercial agents.
7. Ensure properties are being effectively marketed and performance monitored.
8. Generate supplementary leads where required.
9. Assist with negotiations and progress deals through legal stages.
10. Drive momentum and ensure agents remain proactive and aligned.
Marketing & Lead Generation
11. Support modern marketing initiatives (LinkedIn outreach, online promotion, digital materials).
12. Help create and refine marketing content presenting available sites.
13. Identify new channels to attract tenants and business leads.
Candidate ProfileEssential Experience & Skills
14. Minimum 5 years sales experience.
15. Excellent rapport‑building, negotiation, andmunication skills.
16. Strong confidence engaging with business owners and decision‑makers.
17. Highly proactive, self‑motivated andmercially minded.
18. Strong relationship management and follow‑up discipline.
Desirable Experience
19. Exposure tomercial or residential property.
20. Experience with lettings or progressing property transactions.
21. Knowledge of industrial, retail or open‑storage sites.
22. Familiarity with LinkedIn networking and outreach.
