The Role: As Property Manager you will be responsible to look after an allocated portfolio of properties consisting of commercial and block management properties. You will report to the Associate Director of Property Management. You will be responsible for the following tasks:- Ensuring that all properties within your allocated portfolio remain compliant with regards to all insurance requirements as well as all H&S regulations and any other relevant legislation to protect our Client's position. Responsible for ensuring compliance with all external and internal Service Level Agreements (SLAs) and ensuring that KPI's are being upheld consistently across your allocated portfolio (including end to end service charge process) Preparing annual service charge Budgets for block management properties and reviewing and assisting in reconciling service charge receipts and expenses accounts Oversee rent collection process and discuss steps for recovery with Associate Director Act as a conduit between the various service lines to ensure that Property Management remain at the centre of transactions and remain our Client trusted Property Advisors. Pro-active management of all key L&T events and critical date management within your allocated portfolio. Effective Client liaison and ensuring that key Client relationships are maintained. This is an exciting role having opportunity to learn and progress on to Senior Property Manager position and get involved in various projects of property development. Team Overview Currently the department is headed up by the Associate Director of Commercial Property Management who has direct line management of 4 Property Managers of varying experience. There is a further 2 members of the team that operative the Reactive Maintenance Helpdesk dealing with any reactive issues that are reported and liaise with the contractors accordingly. What you will need to succeed Minimum 2 years of experience as a property manager; Experience working with TRAMPS or similar platforms is advantageous; RICS, IFM or equivalent H&S qualifications desirable; Good planning, organising and budgetary management skills required; Excellent written and verbal communication skills.
