Manage and supervise trade operatives and sub-contractors to ensure profitable and productive operations.
Receive and issue daily job orders to trade operatives and subcontractors.
Ensure the delivery of efficient, cost-effective, and customer-focused operational services covering all maintenance and repairs.
Assist in implementing processes for continuous improvement of repair services.
Utilise schedules of rates and narratives for preparing job orders.
Conduct pre, post, and intermediate site inspections.
Perform quality checks on completed or in-progress work.
Liaise with Project Managers and Area Housing Teams on repair performance and completion.
Identify repairs not due to normal wear and tear.
Take photographic evidence and coordinate recharges for repairs when necessary.
Monitor and report on contractual KPIs.
Qualifications include a CGLI/NVQ Level 3 or equivalent in construction trades, familiarity with NHF schedules of rates, and at least 5 years of hands-on experience with tools. Experience in social housing repairs, including voids, responsive, and disrepair activities, is essential. Proven ability to manage repairs services, conduct inspections, and use IT systems like Microsoft Office is required.
