Overview
Maintenance Surveyor (Damp and Mould) – Watford Community Housing. 37 hours per week. We are looking for an experienced Damp and Mould Maintenance Surveyor with strong building and property maintenance knowledge to deliver high-quality housing services and technical support to the organisation and customers.
What’s the role?
Join the In-House Repairs and Maintenance team to manage damp and mould prevention and remediation. You will use your technical skills to ensure damp mould and disrepair claims are dealt with promptly and professionally, delivering value for money and excellent customer service. You will support the delivery of contracted and internal maintenance services focused on damp & mould prevention and remediation, including pre and post inspections, producing detailed work specifications, estimates, plans, sketches, drawings and photos, and providing technical reports to support damp & mould cases.
Responsibilities
* Carry out damp & mould property pre- and post-inspections
* Produce itemised specifications from the NHF Schedule of Rates for prevention and remediation
* Prepare estimates, plans, sketches, drawings and photos; provide technical reports
* Support damp & mould complaint caseload and document actions taken
* Ensure compliance with Health & Safety policy and risk assessments
What are we looking for?
* Previous Damp & Mould Maintenance Surveying experience
* Recognised building surveying qualification and full membership to RICS or CIOB (note: we can consider applicants without full chartered membership at a lower salary point)
* HHSRS qualification
* Strong knowledge of building construction, regulations, leasehold legislation, and asset management; understanding of construction contracts
* Knowledge of relevant legislation (e.g., Landlord and Tenant Act 1985, Environmental Protection Act 1990, Homes (Fitness for Human Habitation) Act 2018, Social Housing Regulation Act 2023)
* Commercial understanding of value for money and the ability to comply with Health & Safety requirements
* Customer-focused with good interpersonal skills; housing or construction sector knowledge is advantageous
Essential:
* HND / HNC in Construction or Property Management or related experience
* HHSRS Qualification
* Experience of NHF 7.2 contract management
* Experience in asset management/maintenance
* UK driving licence with access to a vehicle and business insurance
* Basic DBS check
Desirable:
* BSc (Hons) in Construction or Property Management
* Membership of RICS or CIOB
* Knowledge of the housing sector; proficiency in Microsoft Office (Excel)
