Senior Building Surveyor (Glasgow or Edinburgh)

Job Description
You will join an existing team of building surveyors and be provided with opportunities to work on projects in both public and private sectors. You will have a blend of survey (condition survey, PPM, pre‑acquisition) and contract administration experience. A strong understanding of construction technology is required and experience undertaking quality monitoring of construction works would be preferable. The position can be based out of Glasgow or Edinburgh and will involve assignments primarily in Scotland but occasionally throughout the UK.
Responsibilities
* Act as interface between client, designers and contractor to support successful project conclusion.
* Inspect existing properties and develop scope, budget costs and programmes for implementation of proposed works.
* Liaise regularly with client to understand requirements and keep them appraised of project activities.
* Provide guidance on most effective procurement approach.
* Manage design, programme and cost information to support client decision making.
* Ensure appropriate communication channels for effective delivery.
* Develop tender documentation and specifications using NBS.
* Co‑ordinate tender process, analyse returns and prepare tender reports with contractor appointment recommendations.
* Chair and minute project meetings; act as Contract Administrator and process all required project notices and correspondence.
* Monitor quality of works on site and ensure contractor compliance with contract terms, drawings and specifications.
* Ensure others meet obligations under appointments and H&S legislation.
* Act on behalf of Thomas & Adamson professionally and maintain company values.
Survey Work
* Undertake dilapidation, PPM, condition, schedule of condition, pre‑acquisition surveys.
* Provide clear concise reports and advise client throughout the process.
* Coordinate and prepare reports for the projects you are responsible for.
* Provide cost advice to clients when needed for both project work and relevant reports.
General Duties
* Oversee, review, and approve work of sub‑consultants or junior staff constructively.
* Represent Thomas & Adamson professionally, ensuring service quality and integrity to the highest standards.
* Report to client and other stakeholders in line with client requirement with company standards.
Qualifications
* Chartered Building Surveyor.
* Aware of current legislation relating to Health & Safety and Building Regulations.
* Contract Administration and Project Management skills across a range of projects and successful delivery.
* Involvement and awareness of Dilapidations, Due Diligence Survey Work, Schedules of Condition and Planned Maintenance Inspections.
* Interest in construction technology and interplay between construction process and building defects.
* Proficient in CAD with working knowledge of building standards and related processes.
* Ability to establish good working relationships with clients.
