Lettings Manager
– Residential Portfolio
Join Criterion Hospitality, one of the UK’s
most dynamic and fast-growing real estate and lifestyle companies. We’re
looking for a commercially driven, hands-on lettings leader to manage the
successful leasing of our nationwide residential portfolio of 4,500+ flats.
In this high-impact role, you’ll drive
lettings strategy, optimise performance, oversee compliance, and lead a skilled
team to deliver strong occupancy, income, and customer outcomes.
Key Responsibilities
Maximise Lettings Performance
·
Implement and refine pricing
strategies based on market data and competitor analysis.
·
Oversee end-to-end tenancy
cycle, from marketing and viewings to move-ins and renewals,
·
Monitor re-letting
performance, voids, and conversion rates, delivering monthly reports on KPIs.
·
Lead day-to-day lettings
activity to consistently meet or exceed occupancy and rental income targets.
·
Track and report on
performance KPIs (conversion rates, void periods, re-letting speeds) with clear
commentary and actions.
Income Generation & Operational
Efficiency
·
Work with finance to
forecast rental income and track actuals vs targets
·
Identify areas to increase
ancillary revenue (e.g., parking, storage, services)
·
Reduce revenue leakage
through arrears management and lease enforcement.
·
Validate and amend council
tax invoices; liaise with local authorities and provide evidence as required.
Data, Systems & Compliance
·
Deliver weekly lettings
performance dashboards to senior leadership (occupancy, voids, conversion,
pipeline).
·
Ensure all references, AML
checks, and contract processes are compliant with UK legislation.
·
Create and maintain units in
PMS system for new acquisitions, and update AST/renewal templates in line with
evolving legal requirements.

Ensure accuracy and
consistency across lettings systems and tenancy documentation.
Team Leadership & Collaboration
·
Lead and motivate a team of
Lettings Negotiators and Coordinators across multiple sites
·
Establish clear SLAs, procedures,
and team KPIs aligned to lettings goals
·
Support professional
development through training, mentoring, and structured feedback
·
Collaborate closely with
Building Managers and Asset Management on leasing priorities
Marketing, Compliance & Customer
Experience
·
Oversee property listings
and marketing plans to ensure strong exposure and brand alignment
·
Ensure adherence to all
lettings-related legal, compliance, and regulatory requirements
·
Monitor customer feedback
and lead initiatives to improve tenant satisfaction
·
Lead on tenancy
documentation, referencing, and data accuracy across systems
Strategic Input & New Scheme
Launches
·
Contribute insights to
broader residential strategy and pipeline planning
·
Support the mobilisation of
new developments, ensuring lettings readiness from day one
·
Provide market insights on
pricing, positioning, and operational performance risks
·
What We’re Looking For
·
A senior letting
professional with at least 7 years’ experience in residential leasing, property
management, or real estate operations.
·
Proven track record in
delivering strong lettings performance across multi-site portfolios.
·
Proficiency in Yardi, Rent Cafe,
Excel, and Adobe and able to navigate and manage data confidently and
accurately.
·
Excellent leadership, team
management, and communication skills
·
Strong understanding of
lettings legislation, compliance, and tenancy lifecycle
·
Commercially minded,
data-literate, and passionate about driving results
·
Highly organised,
detail-focused, and capable of leading operational excellence at scale.
