Overview

Estates Department – Plumbing and Heating Engineer

Due to a re-organisation of the Estates Department there is a vacancy for a Plumbing and Heating Engineer.

Hours: 37.5 hours per week

Salary £31,104 (negotiable on experience) plus 27 days holiday, plus bank holidays and a voluntary pension scheme.

The SWFTCS Estates Department provides a comprehensive maintenance, repair and installation service of building, grounds, engineering services and associated equipment throughout the SWFT Trust.

The role is Monday – Friday with opportunities for overtime and weekend working, plus participation of an emergency on call rota.

Start and finishing times 8.00 am to 4.00 pm.

Main duties of the job

To work autonomously as a specialist Mechanical craftsperson in Plumbing and Heating, planning and responding to Planned Preventive Maintenance and emergency calls. The post requires frequent concentration to diagnose complex faults and the adaptability to respond to frequent interruptions and deal with unplanned maintenance issues.

The company provides services such as outpatient pharmacy facilities at Warwick and Stratford and Nuneaton hospitals; estates and facilities management at Stratford hospital, Acorn House and Lillington Health Hub; private patient service and consultancy services to NHS Trusts.

Responsibilities


Technical/Operational

To take responsibility for complex diagnostic fault finding, problem solving and repair and maintenance of equipment.

To undertake servicing and installation of equipment and systems within the Trust and in other properties maintained by the Maintenance Department. Including Water Systems, Natural Gas appliances/equipment, HVAC, Steam raising Plant, Refrigeration, Medical Gas Systems, Mechanical Pressure Systems, Oil fired plant, Drainage and Decontamination.

To carry out new work or undertake new production appropriate to the original trade using relevant instruments and machinery without supervision. This may include the manufacture, assembly, erection and installation of new work using own initiative, experience and judgement.

To analyse and diagnose plant problems using Building Management System

To effect temporary repairs / make safe works in emergency situations. Report and facilitate all repairs as necessary.

To undertake condition surveys of equipment and acceptance testing of new equipment. To act as nominated competent person in own specialist trained areas for statutory standards in line with appropriate HTM standard.

To undertake the role of an emergency engineer in an emergency on-call system covering all properties maintained by the Trust and as specified by the Estates Supervisor.

Communications/Organisational

To liaise with frontline clinical staff to understand and communicate issues relating to complex engineering plant and equipment.

To prioritise and plan own workload, taking responsibility for assessing and re-allocating duties in response to priority, in liaison with Supervisor.

To train less experienced maintenance staff in using complex engineering plant and equipment.

Co-ordinate the work of contractors and supervise the work of junior maintenance staff and contractors on a day-to-day basis.

To contribute to the development of plant maintenance procedures.

To take responsibility for purchase of spares and materials using allocated Trust purchase cards, coding expenditure to appropriate works docket.

To use the CAFM system (Planet) to record all hours and materials used for each work order.


Person Specification

Qualifications

* Plumbing Advanced craft
* Certificate including
* Installation/maintenance of heating systems & appliances
* Water Hygiene awareness training
* Asbestos Awareness

Desirable

* Heating & Ventilation (HVAC) CP
* Unvented Hot water Systems
* Gas Safe Accreditation
* Decontamination (Porous load Sterilizers/washer disinfectors)
* Steam BOAS Accreditation
* Health & Safety awareness
* Medical Gas (MGCP)


Experience

* Significant commercial & domestic trade experience
* Demonstrate evidence of working processes in a highly regulated environment
* Fault finding and installation
* Practical & theoretical experience in domestic, plus Commercial industries.


Skills

* Good communication skills - able to communicate complex technical and safety information to other staff, contractors, patients
* Able to work on own initiative
* Team player
* Must have excellent IT skills
* Good organisational skills - able to prioritise and work to deadlines
* To effectively plan/schedule workloads from CAFM system - including Planned Maintenance & breakdowns
* Analytical skills for complex problem solving, fault diagnosis, risk assessment of complex multi-faceted equipment

* Full clean driving licence
