Position Overview
As a Maintenance Technician I, you will be responsible for coordinating tasks and supplies to prepare vacant units for re-occupancy effectively. You will also assist the maintenance team with special projects. The Maintenance Technician I maintains the overall condition of the property, including exteriors, common areas, vacant units, floor care, trash removal, and property surroundings such as litter pick-up, janitorial duties, sidewalk clearing, and snow removal. The role involves performing preventative and corrective maintenance, maintaining relationships with vendors, and reporting to the Maintenance Supervisor or Property Manager depending on the property size.
Essential Functions and Responsibilities
* Clean and restore recently vacated apartment homes.
* Maintain cleanliness of the facility and grounds.
* Change bulbs, locks/keys, and assist with appliance installations.
* Perform exterior/interior painting, caulking, and light drywall repairs.
* Manage painting, pressure washing, and blower duties for breezeways and parking lots.
* Inspect upcoming or newly vacant units for repairs.
* Create quality control checklists for completed units.
* Assist with trash and belongings removal in vacant units.
* Ensure apartments meet move-in standards through quality control checks.
* Prepare units for painting and perform electrical and plumbing repairs, including water lines, A/C, heating systems, and appliances.

Required Education and Experience
* Minimum one year of related experience.
* Reliable transportation and willingness to travel (typically 1-3 days per week).
* Excellent verbal and written communication skills.
* Strong customer service, interpersonal, and problem-solving skills.
* Ability to diagnose and repair routine maintenance issues and operate power tools.
* Ability to manage customer situations professionally and prioritize work effectively.
Work Conditions & Physical Demands
* Work indoors and outdoors, exposed to various environmental conditions.
* Ability to perform physical tasks, including lifting up to 20 pounds, and use of vision and sensory abilities.

Expected Hours of Work & Travel
