About the role
The principle aim of the Edinburgh Lettings Team is to ensure an exceptional customer experience is provided to all clients. As the point of contact for your tenants and landlords, you’ll be required to build quality, lasting client relationships by working closely with colleagues in your team, supporting Rettie in achieving a market-leading position.
As Property Manager, you will be responsible for all aspects of the lettings management process across your portfolio of properties, from finding tenants to arranging day-to-day maintenance. Together with your team, you will ensure our processes are continually reviewed to deliver the best possible client experience, maximizing the fee income of our landlords’ assets.
About you
Ideally, we are looking for an ARLA (or equivalent) qualified Property Manager with at least two years’ experience in the lettings industry. You will hold a full UK driving licence.

Key responsibilities
Driving Portfolio Performance: To constantly improve the performance of the assets within your portfolio, retaining clients and promoting portfolio growth.
* Ensuring 100% compliance with regulatory standards
* Minimising void periods
* Negotiating rent increases in line with lease terms
* Minimising arrears
* Promoting investment and upgrading works
* Managing day-to-day maintenance and raising work orders
* Effective end-to-end management throughout the tenancy
Managing Administration: Full responsibility for all aspects of the lettings and management process, including:
* Client information collection and due diligence, including money laundering verification
* Client reporting following property inspections
* Processing maintenance requests and contractor invoices
* Managing checkouts, deposit deductions/releases, tenant swaps, early exits, and ownership changes
* Handling utility notifications and void period costs
Excel in Client Care: Provide the highest standard of client care and satisfaction.
* Establish contact and understand new clients and their assets for efficient handovers
* Exceed client expectations in service and asset performance
* Uphold integrity by being objective, open, honest, and respecting confidentiality
* Proactively resolve issues quickly and effectively
Key requirements
Essential:
* Driving licence
* ARLA or equivalent qualification
* Minimum 2 years' property management experience
* Knowledge of Edinburgh lettings market
* Proficiency in IT systems including MS Word, Excel, Outlook
* Experience managing client relationships
Desirable:
* Experience managing a residential property portfolio
* Ability to analyze asset performance and produce investment appraisals
* Operational knowledge of REAPIT
