Purpose of the Role The purpose of this post is to act as the interface between the retailers, leaseholders and the Client, to ensure that the retail units, car park, residential communal areas / plant rooms and A2 Dominion Block are in a good state of repair, whilst ensuring all retail units, car park, residential communal areas / plant rooms and A2 Dominion Block and the estate are compliant, escalating any non-compliance items immediately to the, Centre Manager, Estate Director, Mixed Use Surveyor and Savills Operational Risk team. Key Responsibilities Retail Manager Principle point of contact for the Client Retail Contact and retailers in relation to retail lease covenant management, park services management, requested alterations, general management and license applications. Ensuring robust and consistent operational procedures with Health and Safety are in place and adhered to within the retail units, car park, residential communal areas / plant rooms and A2 Dominion Block, with any lease breaches or compliance matters being escalated appropriately and in a timely manner. Ensure the retailers comply with Health and Safety legislation regulatory and company policy requirements. Identify any hazards and develop and implement the necessary controls to manage and mitigate. Achieve retailer statutory compliance by working with estate and building managers to ensure H&S systems are up-to-date and sufficient reasoning is provided to the client should any compliance not be achieved. Responsible for the review and approval of contractor Risk Assessment & Method Statements (RAMS) and issuance of work permits for all retail assets in line with Savills HS23 Permit to Work Policy and Procedure. Work with the team and any service partners providing advice and guidance to ensure a safe impact to the estate and properties of any events. Co-ordinating, carrying out and recording health and safety inspections, audits, and checks – to include occupied and vacant retail units, car park, residential communal areas / plant rooms and A2 Dominion Block. Prepare manage and maintain all retail compliance records, policies, and procedures to ensure compliance across the estate and properties by all relevant parties. Undertake and execute any other reasonable duties as requested by the Senior Management team. To liaise, communicate and cooperate with the Savills Operational Risk Management and attending the Monthly meetings. Carry out regular retail unit audits to be documented using appropriate systems To support team members in career development via training (to ensure high skill levels both technically & behaviourally), coaching, mentoring and the promotion and succession/talent processes Work with the team and any service partners providing advice and guidance to ensure a safe impact to the estate and properties of any events. Manage annual site events for the retail shopping centre Any other duties reasonably requested Skills, Knowledge and Experience Minimum IOSH or NEBOSH qualification with relevant experience – Or proven record the individual is working towards this qualification. 3-5 years experience in a similar role Experience of the development and implementation of safety management systems. Up to date knowledge of H&S legislation. Relevant experience ideally gained in the Property industry. Experience of developing strategies for improvement. Ability to interpret legislation. Computer literate. Strong presentation skills and ability to promote the organisation with a wide range internal and external stake holder. Commitment and understanding of the need to deliver world class services. Understanding and ability to work as a flexible team member, contributing to the delivery of business objectives.
