Housing Building Surveyor (Career Grade) – Disrepair Permanent Post 37 hours per week Grade G – D £26,824 to £46,142 per annum Salary on appointment depending on qualifications and experience. It’s an exciting time to join Warwick District Council’s Neighbourhood and Assets team, as we deliver on a variety of building projects for the Council’s housing stock and to our many historic buildings. Our projects are varied and interesting and will provide you with building project challenges not often found within our sector. We are looking for a Disrepair Building Surveyor to join our experienced team on a permanent basis. We are seeking a knowledgeable and detail-oriented Disrepair Surveyor to inspect our residential properties, assess defects, and prepare accurate reports relating to disrepair claims. The role involves identifying building issues, recommending remedial works, liaising with tenants, contractors, and legal teams, and ensuring all assessments comply with relevant housing standards and legislation. The ideal candidate will have strong technical surveying knowledge, excellent report-writing skills, and experience in housing disrepair, building pathology, or property inspections. Main responsibilities To carry out the planning, specification, procurement, implementation, management, and delivery of a variety of planned work projects and planned and cyclical maintenance contracts to any Council asset; undertake stock condition surveys, measured surveys, damp and defect inspections, project management or post-inspections; and prepare project feasibility studies, reports, technical drawings, works and tender specifications, RIBA work plans, works orders, confirmations of instructions, health and safety information, planning, building control or listed building applications as appropriate, to ensure that the Council’s assets are maintained in good condition and in compliance with all relevant statutory or regulatory responsibilities. To provide a point of contact for clients and customers in relation to specified project management works and/or designated assets including car parks and/or watercourses or Sustainable Urban Drainage schemes on Council land, environmental improvements or street furniture maintenance, considering and processing work requests and enquiries, instructing contractors as appropriate and providing clear and accurate information to clients and customers to achieve a successful conclusion to each request and provide technical advice and support for Building Managers and client staff colleagues at all stages of project work planning and delivery. Manage and administer specified project works and planned and cyclical maintenance contracts ensuring that correct contractual procedures and practices are followed in order to maintain contractual and fiscal control, including: The preparation, negotiation, agreement, processing and audit of valuations, interim applications for payment and final accounts. The review and maintenance of key contractual documentation e.g. Risk registers, programmes of work and certification. The review and management of contractor performance ensuring Key Performance Indicators are accurately measured to enhance service delivery. Maintaining records to ensure that a clear, auditable record of actions and payments is maintained. The successful candidate will ensure all works are carried out in accordance with Health and Safety Standards, including the Construction (Design and Management) Regulations 2007, and any other relevant legislation. The intention is for the postholder to work predominately from home however, it is a requirement to attend our offices or sites within Warwick District as required. Any costs for travel from home to the office will be met by the successful candidate. However, hybrid and office working is also available. Overview of team The assets team is made up of a Technical Manager, Team Leader, 6 Surveyors, Damp & Mould Surveyor, Building Surveyor Fire Safety and 3 Stock Condition Surveyors.
