As the Maintenance Technician, you will be a key team player in the upkeep of the property by responding to service requests and completing repairs promptly while possessing a strong background in plumbing, general carpentry, and appliance repairs.
Knowledge/Skills/Abilities
* Exceptional verbal and written communication skills to liaise effectively with team members, leadership, and residents.
* Outstanding organizational skills to manage multiple priorities, tasks, and deadlines efficiently.
* A passion for chasing excellence and providing exemplary customer service.
* Maintain cleanliness of property by maintaining and repairing issues across parking lot, buildings, and all common areas.
* Clean out vacated apartments.
* Assist the Groundskeeper with service requests as needed.
* Address issues with landscaping and snow/ice removal.
* Communicate effectively with residents and coworkers even in difficult situations.
* Operating computers and other technological devices to access email, and company-utilized software.
* Meet task deadlines as assigned
Essential Job Functions
* Provides exemplary customer service to all residents proactively solving issues, and creating a warm and welcoming environment for all.
* Maintains the physical condition of the property.
* Utilizes hand tools and power tools to participate in upkeep.
* Picks up debris and removes other objects from the property.
* Responds to issues outside of normal work schedule when required.
* Professional and timely responses to all work orders.
* Follows all company policies and procedures.
* Performs all other duties as assigned.
Specific Education Or Experience
* Required: Candidates must hold at least one of the following certifications. If not currently certified, the selected candidate must obtain the required certification within 60 days of employment.
* EPA Section 608 Certification (HVAC): Required for technicians handling refrigerants in HVAC systems.
* HVAC Certification: May include certifications such as HVAC Excellence or equivalent that validate HVAC-specific technical skills.
* Preferred: OSHA 10 or OSHA 30 Certification, CPO (Certified Pool Operator), Plumbing or Electrical Licenses.
Physical Demands And Work Environment
* Frequently sit, stand and walk.
* Regularly required to talk or hear.
* Occasionally required to climb or balance, stoop, kneel, crouch or crawl.
* Occasionally lift and/or move up to 75 pounds.
* Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus.
* The noise level in the work environment is usually moderate to high.
* Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is required.
Travel Requirements
* Travel up to 10% of the time.
